Watching this suicide in intstalments unfold over the last few years,shareholders experiencing hundreds of millions going down the toilet it beggars belief that the BODSs still seem to have continuing support???

Whatdo you have to do to get fired?

Spending borrowed money foolishy buying up disappearing turnover and then having to raise money to pay it back Even after last summer's capital raise they are still under the cosh dancing tothe bank's tune

At what point will the 'life support' get switched off? Debenhams problems are the landlords of their premises it's reported. Imagine being CWD with around 800 landlords to deal with? I think however it's more to do with lack of agility, vision and a coherent plan. Also; if you deliver a food service, clients don't leave you!

Maybe they care maybe they don't. I suspect they will care at some point and that will result in them going elsewhere as I understand a lot of CWD clients have done and are.

Don't judge the entire industry from a few negative experiences - or should I start having a go about dodgy plumbers? :-)That said, I am aware that lots of agents do charge commission or receive kickbacks from their contractors. The firm I work for doesn't and never has - as you say, that's what the management charge is for. Consequently the headline charges for our firm are higher than the competitors, and do you know how many landlords care when we tell them our charges are clear and honest? Diddly squat

LOL I have agents asking me to let them do works but I always say no. They want to charge crazy amounts ....easy enough to get your own trades if you have built up contacts.

Reckon this will be gone in 2019. June changes are huge

It has become very common with Lettings agents.They're worse than used car salesmen!I'm in the trade and had one local firm say they would take 20% off an invoice and therefore advised to stack an invoice by that 20% to cover the cost! They also said it was hard to get hold of good tradesmen.... more likely that meant they couldn't get any tradesmen to work under those terms. I declined. Perfect use of the term money for old rope. They are clearly trying to double up by adding on to the landlord too. Utter w&*@ers

I've just learned from a very disgruntled landlord friend of mine that Countrywide are adding 12.5% to repair charges levied by contractors as a commission for instigating repairs. Is this common across the organisation? Begs the question, 'what's the management charge for'??

I suspect it may be because that even though there may be some entrepreneurial staff left they also have to have the confidence and courage to leap. There is also the small matter of a war chest of around £100k to £150k to get the office, staff, promotion etc underway and paid for for the first 6 months at least until you have £20 to £30k a month coming in. No small commitment.

I think you will find the more entreprenurial staff will walk gratis taking blocks of clients with them It's the way of all flesh.

Its very hard to understand that many of the exemplar brands run by estate agents who are entreprenurial by nature havent already unshackled themsleves from the legacy debt issues and started afresh

With the right executive team (not the current one I'm afraid) who can deliver a strategy and influence at branch level, there is no reason why CWD couldn't be a profitable company. A number of its parts are in isolated but not the important bit. They do not deliver value or a quality service to clients although a lot of them would like to, they are just directed to try and 'squeeze' as much revenue from each opportunity irrespective of whether it's right or wrong. Those that oversee are not capable of doing what those at the sharp end do and it would terrify them is they were asked to run a branch themselves. Selling real estate takes 'brass balls' in the immortal words of Alec Baldwin in Glenn Garry, Glenn Ross. That's what is takes now to succeed in agency. Relentless effort and a heart felt desire to do right by people. If you haven't got that, go do something else, IMO.

Lettings restrictions in June will no help.....no fees to tenants. Letting business is now much bigger than sales in fact.

Landlords are getting a tough time these days; tax and regulatory.

The other key issue is internet portals. Much houses are sold via this but anyone can do this. The old style agent with their lists of potential buyers; long gone.
