The £20m stock payouts make me sick. I hope it goes bust, most estate agents do. It's a simple cycle and times will get tougher before they get better.

Countrywide feels very similar to Carpetright, another brash business of the 90's that totally lost it's way.

Back to basics and cross selling is never going to work going forward.

Time for a Plan B.

Why should small investors give CWD another chance when the Bod have acted like crooks??? It seems fundamentally crooked that the non institutional holders took all the pain here.

Like I said it's clear that you really don't understand the estate agents's world or specifically Countrywide so I will excuse your accusations of lying as ignorance

LSH derive a large part of their income for what is better known as "property management"

They manage 20,000 occupiers in shops.office buildings and industrial estates This encompasses.collecting rents,managing services , repairs lease renewals and rent reviews ,cleaning change the toilet rolls etc .

They will have contracts in place with many large property companies ,institutions and public companies They are usually renewed annually .Don't take my word for it ring them and ask!

They will have a specific property manager assigned to the client and usually a strong personal relationship develops If that manager decided to move elsewhere and thecontract is up for renewal there is always the danger that the contract and client walks with the manager if he is happy with him or her

Maybe revisit in a few months time and see if CWD is in the same shape or form?

hernando2, hillofwad, it was interesting reading your tales from the old days.

Someone said it was a good sign the money has come in but another way of looking at it is that it was a cynical ploy to enable the big investors to sell down their positions and salvage as much as they can from their losses.

You have to ask yourself how did they allow themselves to get into the position of needing an emergency placing when the housing and rental market is still bouyant in most parts of the country.

If the auditor said they were by all intents bust then there may well be more horrors to come out here. It all smells of desperation to me.
