The share has perhaps reacted sharply to some ramping on the bulletins boards in recent times in my opinion.

But the fundamentals of the company look shakey in my view.

The recent articles posted above all relate to the UK commercial property market and not the mainland Chinese or in particular the Lanzhou commercial property market.

The recent Chairman's statement is open to interpretation. Do his words mean that without the continued support by way of further equity injections of the share-holders that the company would not have been able to continue trading?

One presumes that certain long-standing and long-suffering investors who bought shares in CHWI ( formerly Hemisphere Properties ) through the one-time niche broker Pacific Continental ( now In Administration ) and who had seen their original investment lose 80/90% of value, will have taken the recent sharp rise in share price as a good opportunity to exit.

Time to get back into commercial property?
Entrepreneurs are turning their attentions to the sector again

...It comes as UK commercial property has registered its first growth in more than two years, climbing 0.2% in August, according to the Investment Property Databank index. It follows a near-50% drop since the 2007 peak.

Meanwhile, yields on commercial property (rental income as a proportion of the price) have risen over that time from 4.6% to about 7.9% - more than 10 times the typical easy-access savings account at 0.78% and more than double the yield on 10-year gilts (government bonds) of 3.5%.

The upturn has convinced some of the most sceptical investors to reconsider the sector. Last week, Peter Hargreaves, chief executive of Hargreaves Lansdown, the adviser, said he was positive about the sector for the first time...

...Mark Dampier at Hargreaves Lansdown is positive on the sector for the first time in at least six years but warns that storm clouds still loom. He suggests investors "dip their toes" and allocate no more than about 2.5% to 5% of their portfolio to commercial property. He recommends the Threadneedle UK Property trust, a unit trust that buys bricks and mortar. It is down 5.2% over the past year and about 1% over the past six months.

This demonstrates one of the key differences between funds that buy bricks and mortar and funds that buy property shares. While the latter have had a strong performance, bricks and mortar funds have lagged - although this means investors who get in now may benefit as the funds play catch up...

There is a major structural defect in the current investment philosophy of "buy cheap, sell high". Put simply, there are lots of people who want to buy commercial property at the moment. Unfortunately, there are very few people who want to sell.

China Western Investments CHWI is in a strong position to benefit from the recovery in Commercial Property, over the mid term. IMHO.

It must have been very difficult to borrow in these credit crunch times so I'm not surprised they are relying on supportive shareholders. This co. is still an acorn in a potentially massive market, it is investing heavily in it's buildings and the hospital--revenues are coming in though so I shall tuck mine away. The share price is bouncing back a bit now.

Is this really an encouraging statement by The Chairman......

"The shareholders have continued to provide funds that enable trading to continue and provide ongoing investment capital."

Does that mean if shareholders didn't provide capital that trading would not be able to continue?

Does anyone have access to any research from the Company's advisers, Shore Capital?

Interim results of the six months ended 30 June 2009


CHAIRMAN'S STATEMENT

The accounts for the six months ended 30 June 2009 are presented which show a loss after tax of £115,000. The hospital income continues to improve and the developed areas of the Lanzhou property are let to tenants.


In order to provide enhanced hospital services, it was necessary to install additional medical equipment whilst the renovation of the existing building took place. Investment in equipment amounted to £1.2 million during the period although the majority of the expenditure was made in June 2009. As a result the impact on revenue and depreciation is not seen in the six monthly figures but should enhance earnings in the second half of 2009.


Suppliers of the equipment have agreed to payment by instalments and some funds have been created through bank loans. Your Board believes that the increased income to be generated from the investment in equipment will create the cash flow required to fund the expense.


Income continues to grow and it is hoped that this will continue and, in the medium term, cover the interest cost. Obviously, it is necessary to continue to search out funds to provide investment capital for development of the Lanzhou property and this continues to be the goal.


The shareholders have continued to provide funds that enable trading to continue and provide ongoing investment capital.

Chinese insurers clear to invest in real estate

Chinese insurance companies will be allowed to invest directly in commercial real estate for the first time under new regulations that are set to trigger a huge influx of cash into the country's high-end property market.

New regulations allowing insurers to invest in real estate go into effect on Thursday, although details on investment limits and what types of property insurers can buy will not be released for another month at least, according to regulatory officials.



Conservative estimates put the amount of potential new investment by Chinese insurers in commercial real estate at $34bn (€23bn, £21bn), according to Jones Lang Lasalle, the real estate consultancy.

Based on current average capital values, $34bn is equal to more than twice the value of the Shanghai Grade A office market....

I cannot think of a better share I would like to put my money into. I am thinking of moving more money into CHWI, as I do not have another share which does a double digit rise each day.

Yes the number of buyers has been increasing each day. Today there where 53 Trades, I think on both PLUS and LSE. On Friday it was only 30 trades.

I am sure each new person trading cannot help telling a few friends. I am sure word will soon get out.
