Haven't looked at this in detail myself but remember talk of at least £6 to £7 per share.....

If they just shut the business down, sold the property and returned the cash to us what would we get?

Next move Mt Perloff??
These results are truly awful....and radical change needed not least to unlock the assets .....
But unfortunately that may be difficult....

Yes poor results but the Divi has been maintained and the property portfolio ensures the balance sheet is Rock solid.

I can still see these dropping today however

Disappointing results, a fall was expected but this is a big drop.

It's taken a while but it seems that the site at Lewes has now been sold.

I am guessing Mr Perloff topped up the other day @399
If you want some shares you will just have to place a limit order above that price and be patient and see if it gets filled

Yes, JAF111. I hold for longer term. The 5% dividend yield is ok. There is risk to capital but I'd expect any fall to be short-term, because of the strong asset backing. So, I sit on my hands, hoping I live long enough to get a good capital gain.

You're welcome Roquefort. Yes, normally like this. Just occasionally it narrows when one of the mms wants to balance their books.

Thanks Ed123. I'm looking to buy, not sell, but the spread is really ridiculous. Is it always this wide or are there times when it narrows a bit?

Not quite, Roquefort. It went ex-dividend yesterday. Payment is 15p on 2nd August.

The share price sometimes doesn't move on going xd. There is a wide spread, so discouraging dividend trading. Also, the value is in the high tangible net asset value and 15p is not material to that. Having said that, if you were to sell a few now you'd get the dividend and probably nudge the share price down a tad too.

Unless I've missed something, unlikely that Perloff would join the board.

If nothing else, it would mean rolls of extra red tape as a "connected party" should his own companies propose a deal with even one of Caffyns' properties.

Underlying profit was at 35p per share.

This excludes two main ítems: a one-off pension gender equalisation payment and impairment on two properties.

Ironically, a property revaluation for the year showed that OVERALL freehold property ROSE in value by a million, but they simply add that OVERALL rise in value to the off-balance sheet property surplus, which now stands at 11.2m sterling, whilst the noted impairment on the two properties still impacts on headline profit!

These are hugely under-valued on assset grounds; we're waiting for more positive news on trading, to push the share price up.
