And Bulgarian developments have announced increased selling prices of apartments.... so a high chance that BPD will follow suite and make similar announcement at some time I think..... as Spain is now not so cheap a lot of Brits and Irish etc are buying holiday apartments in Bulgaria and cheap flights will boom since there will be demand to get there | markt | |

Bulgarian Land have just announced revaluation of their holdings.....and have gone up ...and their share price rose accordingly... ...I reckon all or many Bulgarian development countries are seeing valuation uplifts........and that BPD will announce the same at some time.... take a look at the Bulgarian Land announcement. 26/1/2007 16:33 | oh, and dont forget that growth in countries in Eastern Europe ...taking an average is much higher than in Western Europe...... cheaper products etc and that makes it easier to compete in the world.... France is expensive.....and has gone no where in last 10 years......wants to slash its company tax level to see if that can trigger some growth.....but I doubt France's economy will change much....very socialist...high tax levels.... | markt | |
26/1/2007 16:29 | oh and dont forget that BPD are likely to announce something at some time relating to major investment, large % of their cap. value.... previously said that there were problems with the seller not delivering the land/assett .....even though legal contract in place.... seller probably decided that they think it is worth more... at some time this will all be decided one way or other and announced.... And I note that many announcements declare significant upward revaluations in assetts if sold or whatever. 30-40% in 9 months at times..... and projects are progressing and income to company increasing....that will end up in the numbers in the accounts at some time...and some people will buy in advance I think... | markt | |
26/1/2007 16:24 | I think that Bulgaria and Romania are good investments. Cheap labour. Billions being invested by Europe and that is triggering companies to also invest......same as happened in Spain .... Companies want cheap labour.....so they will end up producing stuff....car things etc etc... as we know car and similar companies have been closing in the UK and opening plants in other countries, Romania and Bulg. will benefit from some of that. UK house price are apparently up 9.6 % in 2006. THis gives millions of Brit homeowners more wealth and feel good factor ...which gives greater possiblility that they will buy abroad. THousands of Brits are buying in Bulgaria....Bansko ski resort for example. SKiers want to ski. Alps and France are very Expensive. Skiing in Bulgaria is much cheaper and apartments are cheaper....so good place for hol. home.... creates income, business, building work....road work.... workers get paid and will spend more..... and so it goes... ANd Romanians etc in other countries will send back cash...that helps the economy. And some are using foreign earnings to pay to build or buy in their home country.... then they will need washing machine, kitchen etc etc....business Bulg and Rumania will go up. For sure in my view. 31/3/2006 17:42 | Good news, the land banks have increased in value over 50% with some over 90%. The focused developments around the Airport is spot on, given that plans are allready afoot to expand Sofias airport, this should prove very lucrative with time. Regards the Bansko development, theres not shortage of buyers there and the resort is expanding all the time with more pistes and ski lifts planned. I should think by the time the 120 appartment complex is finished in a few years time, were going to be looking at 2-300 profit on the original land and cost of development. Regards the more out of town land with planning permission regards industrial development, there appears little challenge in the granting of planning permission. Bulgarias economy grew a touch under 6% last year. Basicly you just need to look at poor of blighty here and take on board that this is a country growing over three times faster than here, although its not quite that strait forward because over here weve got 1 in 5 jobs being supported by us tax payers and a growing public and private pension deficit running in to several hundreds of billions of pounds. Bulgaria does not have this problem. Finally, I would say I dont think the Super Borovets project will ever be realised in full and funding for the winter Olympics wont be made available to allow Borovets to stage such an event, certainly not by 2012 at any rate. | scuba_man | |

21/3/2006 12:21 | Market is slowing down quite a bit, Bansko seems especially expensive, I went to look at a plot 18 months ago for 250,000 euro which sold about 12 months after for 1.2 mil, I didnt buy it as no one could give me a concrete answer on where roads / access was going to be put etc. I bought some land in Samakov instead which has gone up 4 fold in anticipation of Super Borovets but I hear the main guy who was going to fund it was shot a month or so ago so that a bit in the air at the moment. Also own near sunny beach. IMO you need to have a beachfront property down there to get the rentals. Im only personally renting mine out to friends & family so not to fussed but thats what I see. The new developments down there are all being built back from the see on random plots of land, personally I wouldnt be buying these but people seem to be.... | peterstilgoe | |

Now why wasnt i buying the stuff when it was 3 or 4 dollars a sq.m.... :-( It does seem to me that the BG property market is toppy. A friend is back from Bansko where things are going for between 1200 - 1450 euro per sq.m. could it be heading for the same situation as on the coast where i understand quite a few properties are empty with no one out there to rent them. so presumably there will be some selling going on if people were expecting rents to cover cost of loans / mortgages. 11/3/2006 11:52 | Hmmm... article is factually incorrect on a lot of stuff.... i.e they raised £34m... why has it come out now when it happened a few months ago?? And they always say 'top managers invest in' when there is a new issue like this.... anyone seen the introduction ' rubbish managers invest in the following placing or new issue???' So a lot of hype... On Bulgarian... its cap is over the amount raised and we don't know if they can get the land developed yet as they have just bought a load of farming land as far as I understand.
