I will top up on anything under 600p. I'm lining the ISA with these for the future, with a quarterly dividend on a 30+% discount to NAV, I might top up even if it doesn't drop.

The Triton Square deal is very promising indeed! I've never doubted the resilience of London real estate, luckily enough did to give me a very welcome entry point. This can just reinvest dividends for the next quarter of a century afaic

Highlights

A strong first half of successful leasing activity:
1.3m sq ft of lettings and renewals 6.8% ahead of ERV, securing £32m of additional future rent
At 98%, portfolio is effectively full on both sides of the business
Secured the largest West End pre-let in over 20 years at 1 Triton Square
Good financial performance:
Profit maintained at £198m despite £1.5bn of sales since March 2016
NAV up 2.6% to 939p, with valuations up 1.4%
Half year dividend increase of 3% to 15.04p
A balanced approach to development risk; well positioned for future growth:
Committed pipeline, representing £55m ERV, increased by 760,000 sq ft in the half
Speculative exposure at 4%, with 57% of committed pipeline pre-let or under offer
1.8m sq ft of planning approvals including Paddington Gateway, Meadowhall Leisure extension
Continued focus on capital discipline and further diversifying our sources of finance:
LTV reduced by 300 bps to 26.9% with WAIR at 3.0%
Successfully issued £300m Sterling Bond
£156m of £300m share buyback undertaken: on track for completion by end of financial year

As a newbie to reit shares it seems there is a 20% tax charge compared to 7.5% on ord share divi's. I understand I would have to pay 20% as it's considered as property rental income. Doesn't this cancel out the benefit of a reit ?

Volume really through the roof on this, LAND and to some extent HMSO.

Serious different views on these stocks.

I think this is the last of the really pessimistic sellers going through now and they've got buyers to sell into.

Of course I would say that ;-)

I sold out of HLCL, my last REIT holding 3 weeks ago.
Have traded BLND and GPOR frequently, however the backdrop looks unfavourable.
Flipside is a fat discount to current NAV.

Well, they bought 944k @ 590.26p to hold them at that 590p.

Certainly incredibly tempting, but the Brexit mood music currently so negative for London property, so will continue to watch and wait...
