I'd lay odds on that they will submit a revised application for the site prior to expiry of the existing permission and that the value of the land will suffer significantly as a result.

Edit: Planning hasn't been approved yet?! WTF?! How can you suggest valuing land without a permission in the same manner as that with, irrespective of how implementable it is or not? LOL!

The site is in for free, The land is in my view worth 10k per plot, a 2 bed will still get 85K and can be built for 50k can it not.

that is only if tara is pinning her hopes/evaluation on the site having planning for 700 apartments.

if the company does something else within its core business to create value, then there may be a chance of share price growth over a shorter term.

but the site itself is, in practical terms, worthless at present - why do you think they say "it is unlikely a realistic offer will be forthcoming in the forseeable future"?

ITs in the share price, you need help Knitcraft.!!! P/E of 4 growing at 30% plus a year, sat on 700 building plots. Whole company is valued at just £4m.!!

The planning was given 2 years ago and is fully priced into share price It is subject to final planning consent being given by Leeds City Council.

Well on a pe of 4 i do not think its a great worry, directors say the intend to lift the divi as profits go up. If you look at the company, once the loss making side stops,[this year] we should get a huge jump in profits.
