Just musing as they sit on a lot of land and have a housebuilding element of the business as to what valuation can be achievable if they turned there hand to really pushing out 1000's of houses a year??

Lot of listed housebuilders have MCaps much bigger than BOOT.

They slightly pushed the boat out with debt to buy land at the bottom of the cycle , if the market gets hot they'll probably be paying down a bit of debt imo rather than buying back shares

A technical reason at close for BOOT.
The UT trade the culprit.

The trade is already accounted for so I understand.
Nothing to worry about for me anyway.
The bid/offer remain the same as they were before the last trade shown.

In a bog standard housing recovery , which is very clearly underway , Boot shares should go up ~50% over the next couple of years However we have a government promising a radical overhaul of the planning system . Hallam Land has 100,000 plots at various stages of planning held at cost . If the planning process were to speed up there would be a spectacular realisation of value from the land bank . Trading at 0.7 x NAV is too cheap anyway and lagging way behind all the house builders but NAV is going to go through the roof if Labour pull off their plan .
