Recent comment has suggested Romania is on track, but Bulgaria is lagging behind with the process - Tony Blair's 'tougher' stance on imagrants, along with other leaders, may see Bulgaria's entry move to 2008 and beyond. Also trend of house prices cant keep on going up forever, and this will have an effect on overseas property. BKSA is still a solid long term bet though. Using the stock for portfolio asset diversification justifies a buy too. |
Posted at 12/4/2006 10:34 by hindsight According to scsw Numis have a one year 35p price targetIm not that optimistic for one year but brought some BKSA on the view that property prices will be the same as now in 6 years when the fund winds up, get the 11% discount pa that they have discounted their projects plus the closing of the nav discount, so in theory making the closing fund payout about 50p nett as no corporation tax as in Jersey If prices rise BKSA gets 30% of it, the developers the other 70% If prices fall by 10%pa then BKSA will only be 25p at best on payout I don't know of a EU entrant where prices have dropped pre entry or after a few years of being in, but then there's always a first Please put me right if I have missed something |

Expect comment in Investors Chronicle tomorrow and Shares magazine next Thursday-(cannot see any reference today). |

Posted at 11/4/2005 18:53 by phil2003 couldn't muster the 30k at launch and have been watching this very closely since then - was waiting for it to level off - that times now (imho) so I'm in as of 9am today - on the back of what stingray's said, edited highlights from quite lengthy scsw tip are (in my opinion):~ bksa fully subscribed at launch ~ bulgaria likely joining EU in 2007 ~ Bulgaria is 3.5 hours from london, ave summer temp of 25 degs. ~ bksa run by former management of law firm, norton rose ~ bksa have secured 1,300 properties being built (deposited 20-25%, great gearing bksa!) in Obzor, Shabla & Kaverna at EU480per sq M, ie: a 50% £ per sq metere discount at today's market prices.. snaptastic any thought on these areas?? (bksa now have full ownership of 20% of ALL new build projects in these 3 areas - at 1/2 asking price by just putting down 20-25% deposit!!) I'm asking myself what the EUpersqM price will be in a few years time?? ~ They don't intend to own any of these properties, but sell them just prior to build completion date. ~ 4 other schemes being signed up in next 18 months?? ~ we think tht bksa is poised to deliver some awsome gains. I seem to remember reading something about an ex-bulgarian goverment bloke being on board, anyone?? steady rns over the coming months will attract alot more interest, it's only going north!
