Basepoint plc opens New Business Centre at Bournemouth

Basepoint plc has announced the opening of a new Business Centre at Bournemouth
International Airport.

The new centre continues the highly successful Managed Business, Innovation and
Enterprise Centre (MBEC) model used by the company across the South East of
England, and will provide high quality, secure business premises for up to
eighty-one new and growing businesses.

The Bournemouth Business Centre is the third MBEC to be completed under the
Limited Partnership agreement established in April 2003 between Basepoint plc
and the Kodak Pension Plan, and in which Basepoint plc retains a 25%
shareholding. Under this agreement Basepoint Developments Ltd, a wholly owned
subsidiary of Basepoint plc, receives fees for managing the development of new
MBECs and additional procurement fees linked to the completion of new centres.
Thereafter Basepoint acts as manager of the centres held within the Partnership
and receives management fees on that basis.

The Bournemouth area was selected by the company as one experiencing high levels
of economic growth and business start-ups, but lacking a sufficient supply of
purpose-built, high-quality commercial space specifically designed for new and
growing businesses. This latest Basepoint MBEC, which has already established
links with Bournemouth University and local business support agencies, is
located at Aviation Park, an 80-hectare Business Park adjacent to Bournemouth
International Airport; a busy and fast expanding regional airport. Aviation Park
plays host to major local employers such as VT Aerospace, Honeywell and the AIM
Group, and is an important regional business hub attracting a variety of
technology and service companies.

The first tenants have already begun moving in to the Basepoint Business Centre
at Bournemouth, many attracted by a single rental charge that covers utilities
and rates as well as unrestricted access to a variety of shared, on-site
facilities not generally available in standard rental accommodation. The
short-term flexible leases that are a key feature of the Basepoint business
model are also expected to play a significant part in attracting and retaining
tenants to the new centre.
