Well that doesn't seem as awful as the recent share price weakness seemed to suggest. Shame it has come on a market fret day though. Still, onwards and hopefully upwards.

Hiddendepths. I assume you have looked at "sold prices" rather than "asking prices". Rightmove link here..filter for last year. hTTps://www.rightmove.co.uk/house-prices/detail.html?country=england&locationIdentifier=REGION%5E91995&searchLocation=Cotswolds&referrer=landingPage Stamp duty seems to be a killer making it more worthwhile for many to extend/improve where they are, rather than move somewhere bigger. Being top end naturally means longer chain below,so more porblematic to get top end buyer. Many big houses here in Dorset are bought to convert into flats. As property is less affordable, I expect this to be an ongoing trend. I expect/hope this property down cycling is avoided in the Cotswolds, but that also means fewer potential buyers for your home.

Brexit is biting! I'm trying to sell my house at present - despite realistic pricing (15% lower than our price in the autumn) there have been no nibbles. It's a seven figure house but in the Cotswolds where the market is anecdotally strong. Savills tell me the market is "rubbish" and they are forecasting a decline everywhere next year. My personal view fwiw is that people are deferring big ticket purchases, especially houses and cars, as they feel very uncertain about what will happen after Brexit in March 2019. I suspect that it'll become abundantly clear only a month or two after that and confidence will return surprisingly quickly. The anxiety is clearly manifest in investors' attitudes to the housebuilders and I would be surprised if the decline doesn't continue, even if the results are strong. However, I believe that the sector is fundamentally cheap and the recovery next spring should be substantial. I had a lot of BDEV among others until a couple of months ago but sold the lot. I'm looking to get back in but am sitting on my hands until it's clear that sentiment is changing.

I have a similar feeling to yourself Lammy. I think people are maxed out with Help to Buy and bank of mum and dad. Properties and plot sizes have been decreasing year on year so people are getting less for their money and therefore the reported house price increases probably mask a much higher effective rise. I know that we have had an unprecedented rise in population and there is a gross housing shortage, but there must be a limit where the housebuilders cannot push prices up any further and with the skills shortage it is difficult to significantly increase volumes. Looking at historical charts, if you get it wrong with housebuilder shares and are left holding the baby, then you can see your investment decrease to a fraction of it's original value over a year or so. BVS and PSN give their trading updates on Thursday and if they recognise a reduction in margins then it will be time to hit the reduce button on my housebuilder shares (PSN and CRST).

I've sold my remaining BDEV shares this morning. Wished I sold before when they were up around 600p (as I did with the bulk of my holding). Its been a good run, since 2013 for me, and this is a well run company delivering great results. But Brexit headwinds are too strong and housing market (apart from Help to Buy) is stalling. Perhaps start of next cyclical downturn? Sorry to sound gloomy, Rich

Tempting, isn't it. Can't help thinking it'll be below 500 by the weekend, so will probably hold off until there is at least a hint of evidence that it might, just might, have stopped falling.
