@ winsome - NAV per share affected by increased number of shares. LfL probably not much change. Property sector in general is moving to a discount or narrower premium.

The Labour policy effect could well be deterring some investors, though I don't think they've made specific proposals about the NHS estate. I think most primary providers (GP clinics) are in favour of the private involvement in properties, considering the previous chronic under-investment.

All good and well except they seem to be suffering from the Corbyn effect. Otherwise they'd be trading closer to 70p by now based on previous premium to NAV. I've just had a cursory glance through the figures and Net Assets have jumped from 818 to 1250 since last year, which is a 52% hike! Not sure why that's not reflected in EPRA NAV (which I must confess I'm not an expert in)

So currently trading close to NAV and I'm thinking of topping up. Even if idiot Corbyn does get in I don't see much scope for impact on Assura or PHP. Their rents are hardly extortionate looking at the ROCE.

My adviser says that Liberium expected better results.

A hold and a long wait until next year's results - or positive acquisition announcements.


Meanwhile quarterly dividends to savour.

'Off-book' trades going on far longer than I realised after 4:30 and resulting in the awful closing price.

Any ideas?

9% increase in dividend promised 'from next year'????

Big trades 'off-book' after 4:30pm today at above the 'closing price'.

Hopefully today's drop will be reversed at least a little tomorrow with placings etc.

Market down currently and underwhelmed by AGR results -- so far.

Waiting for my advisors considered comment - which may take a day or two.

I feel very confident to hold long term and enjoy the rising income.

Next year's results will not be affected by the debt repayment.

Very nice results too. Excellent generator of income for the pension with limited downside and scope for the capital to rise above inflation for years to come.

@ zeppo - the main rule about close period is that company directors and PDMAs aren't allowed to deal in its shares.

As always, any potentially price-sensitive information must be disclosed to the market immediately.

Since a disappointing rights price of 57p the shares have continued to be sluggish.

Can the company make announcements eg: new surgery deals with the rights money, during the close season before the impending results.


What is restricted during the close season?

I think the shares were probably placed, zeppo. With the overhang cleared, it's normal for the shares to rise.

Thanks SBP. Sorry for rehash. Still, if you were taking out a 15 year fixed rate mortgage, I don't think anybody would be signing up if there was an early repayment penalty of 5 years interest. Accept that the refinance may eventually pay for itself - I just can't get over the fact that management were such mugs in the first place.
