Time will tell - the bargains will show up later this year as the closed-end funds are forced to sell the good stuff as they will find no interest for the stuff they would prefer to sell. Likely a stand-off right now, in part, as fund managers try and assess what the nature of the recovery is likely to be. IMO.

My largest single (listed) holding. Love it. Been adding a few more recently. Purchases they make now will further underpin ability to pay a high dividend - they will have a good choice. The £18.8mn sale was a massive result, and the recent lease renewal indicates (doesn't prove entirely) they have some decent assets. Retail is now really just a minor part of the overall portfolio and is easily accommodated by a 23-5% discount. Altogether, I expect their ability to keep paying the 8p dividend is fully intact, although they might temporarily cut it in the event of a meaningful second wave.

At current share price the discount is almost 25%, and with the dividend of 8p (currently well covered apparently) giving a yield around 11.4% this looks a solid "hold".

AEW UK REIT has posted a 5.6% fall in net asset value (NAV) per share in full year results to March 2020. NAV fell to 93.13p per share, from 98.61p last year. The decrease was driven by a 4.2% fall in its property portfolio to £189.3m (2019: 197.61m) due to material uncertainty caused by covid-19. The group grew rental income over the course of the year to £17.42m (2019: £17.18m) while EPRA earnings per share increased to 8.67p from 8.07p. In May 2020, it completed the sale of 2 Geddington Road in Corby for £18.8m, delivering an IRR in excess of 30%. It has collected 84% of rent due for the quarter to the end of June 2020, it added.

AEWU results appeared in my inbox late afternoon and seem in good shape with resources available to pick up assets at a sensible price. Warning on dividend is understandable but also sale of there top asset at Geddington Road leaves a fair hole in NRI which is yet to be replaced. Hope they don't go chasing expensive industrial assets.

given aewu is c.50% industrial property + cash this should really be trading at a few percent below NAV imo. Although I guess retail at 12% requires a bit of attention.

Not sure why ADVFN not picking it up this morning, but another decent RNS - rent rise, capital spending by tenant, NAV increase due: "AEW UK REIT plc (LSE: AEWU) (the "Company") is pleased to announce that the Secretary of State for Communities and Local Government has renewed its lease agreement on the Company's premises at Sandford House, Solihull. The new 15-year lease agreement increases the rental income that the Company will receive from the property by 30% and is also expected to result in a significant value increase for the asset when the portfolio is revalued at the end of this month. Throughout its hold period, the Company has so far received a net income yield from the asset in excess of 9% against its purchase price of £5.4 million. The Secretary of State has occupied the entirety of Sandford House throughout the period of the Company's ownership which commenced in July 2015. Under the new lease agreement, the 33,954 sq. ft. property has been let for 15 years with five yearly open market rent reviews and a tenant break option at year 10. The tenant intends to carry out a major refurbishment of the property over coming weeks requiring no capital payment by the Company either by way of refurbishment cost or capital incentive to the tenant. In addition, no rent-free incentive has been granted to the tenant."
