Update on Placing, Offer for Subscription and Intermediaries Offer

Further to the announcement made by AEW UK Long Lease REIT plc (the "Company") on 1 February 2018 of its intention to issue additional shares pursuant to its Share Issuance Programme (the "Issue"), the board of directors of the Company announces that in light of the current volatility in the market it has decided to withdraw the Issue.

Commenting on today's announcement, Steve Smith, Chairman of AEW UK Long Lease REIT:

"Whilst we are disappointed that we have had to withdraw the issue at the current time, as a board we believe strongly in the Company's investment proposition. The Company has successfully invested in a portfolio providing high quality secure income with inflation-linkage, and capital preservation. Attractive investment opportunities continue to exist across a range of property sectors, as seen from the pipeline assets identified by the Company's investment manager, and we look forward to coming back to the market when conditions are more stable."

Any monies which have been received under the Offer for Subscription or Intermediaries Offer will be returned to investors in accordance with the terms and conditions set out in the Company's prospectus available at the Company's website (http://www.aewukllreit.com/) (the "Prospectus").
