well WH Ireland floated this at 50p (July 03) I think and it then went to 80p...

a hyped up load of rubbish... with a huge premium to asset value.. all a con... and reflects badly on WH Ireland of course who I'm sure don't give a monkeys..

four years later the share price is 16.5p... i.e. down from 50p to 16.5p...

while property has deon incrediby well int that period...

no doubt the spivy so and so who floated this toasted his/her bonus and is long gone now... leaving the poor old shareholder to be duped...

(I never bought any as it was so obiviously a con)... pity those who have the shares... management and WH Ireland did you over..

Don't know, but if it were a distressed seller then you be able to pick up more than 1.5k. One of the MMs probably has an inkling that some very bad news is on the way. That must be the worst spread I've ever seen, buy and lose 80% of your cash straight away LOL.

Here is a paradox for all those who analyse fundamentals. This is a property company with shareholders funds of about £2m but its market cap is £13m. It has one poxy block of flats completed and another due to take in students in October. Just read the latest final results to see how management dress up the results i.e. talk of building superior relationshipos with their customers which allows them to differentiate themselves from larger competitors.

This is of course complete rubbish. Its just a ruddy room in a block of flats rented to students. Great growth prospects? Maybe but that will be very capital intensive and won't generate supernormal returns. So why the massive market cap. I guess no one actually trades these shares or something.

Just amazing how management dresses up a dull ordinary business as a high-growth, differentiated opportunity. If they believe it themselves then shareholders are in for a shock.
