Interesting article on LandSec acquisitions in Manchester including U&I site.

I've bought back in in view of the above.

I sold out a couple of weeks ago at close to 149p.

I've lost 0.2p per share by selling and buying back.

The downside risk is much smaller than I'd originally imagined.

Land Securities from their report are very keen to takeover UAI. Probably because the assets are worth twice as much as the offer and they will not have to pay stamp duty.With the Americans taking such a large position the bid price is dead in the water. It is pointless in issuing a £1.49 bid document offer. I think the Americans would rather liquidate the company. I notice today that Land Securities share price has really moved up. Call me cynical but I would not be surprised to see a new offer with cash and shares or even an all share offer to persuade the Americans to accept. This is just my opinion.

The general meeting and court meeting are set for 7 December. LandSec should have a good idea before then (if they don't already) whether they will hit that 75% threshold. I can't see them hitting it given that Aberforth is now out of the picture and that there are several new shareholders, who all seem to have been buying at pretty much the bid price and so can probably be expected to vote against. So I'm hoping that before 7 December either (a) another bidder will emerge, or (b) LandSec will delay the GM and court meeting and, having discussed with the 'dissenting' shareholders, come up with a higher 'acceptable' bid. Somewhere close to the pre-covid high (180-190) would do me.

LandSec irrevocables have fallen from 32% to 21% after sale by Aberforth.

They are going to struggle to get to 75% if there are a load of new buyers intending to vote against.

Brave man/woman Gargoyle. I sold out at the initial offer to avoid being too greedy - as of course any bid can always fall through. Good luck to you in your expectation of a higher bid. Fortune favours the brave as they say!

Morgan Stanley now going from 6% to 7% and a few trades over the offer price today. A higher bid on the way here imo.

There seem to be a number of new shareholders that have added at around the bid price -- JPM 5.7%, Samson Rock 5.7%, Maven 3.79%, Bank of America 5.4%. I reckon they may be looking to force a higher bid. In any event, I'm hanging on fur further developments here.

"Running costs, despite the mitigations, still look pretty substantial compared to the market cap down here... a sale would certainly be one way to address this!"
