Positive results and outlook in the preliminary results issued this morning.

EPS up 17%
Asset value up 4.6%
Ahead of 2023 in bookings for next academic year

Maybe this will get it back over 100p?
Or encourage a takeover by someone :-)

Worrying news for pbsa holders in the budget yesterday.The removal of mdr will mean a number of the assets have to take a haircut in valuation to offset the potential stamp saving

I am currently holding ESP PHP APIRESI and a small holding In RGL RGL was a larger holding ( now much smaller )and very high risk as refinancing issues on horizon and in a pretty unloved sector Not planning any sales atm as I am here for the income principally and this represents about 10% of the portfolio

Some property disposals in the pipeline,a J venture considered.
Refurbishment and a dividend increase.

I think the portfolio could return around 15% a year, based on 5% EPRA earnings yield and 10% rental growth. I think that looks pretty attractive and compares well with the risk free rate. Shareholders could see an additional return on top of that from the discount coming in.

What the results show is the management wringing the maximum out of the assets which has to be applauded. The problem is the model just doesn't stack up as an attractive investment. They need a return of, perhaps, twice the risk free rate and that's just not going to happen in the current macro environment

I think TBH we're conditioned to rubbish results, so anything that shows they are profitable, unlikely to need more money soon, and heading in the right direction, must be good new! ;-)

Compared to some offerings pre- and post-covid, these are great results, particularly the occupancy, which will roll into next year's earnings.

Is this result really that good? A half year earning of 2.3 p on NAV of 117p,less than 2% ROE and thus less than 4% ROE annually. One can get a better return on a saving account.

This company promised a progressive dividend and an initial dividend of 6p when IPOed almost ten years ago, but ten years on it pay a less than 4% dividend on a lower price than the IPO price.

should be able to sell out their properties each year, given the shortage of rental properties and resulting keen demand should allow healthy rental increases. Students required no doubt to pay in advance. Only problem is the large refurbishment, fire safety and environmental budgets.
