Yes, looks like that might be the case. Its surprising that the share price is holding up. I've held in the past, but sold out last time this retrenched as I didn't like the hugely dilutive options at about 9.5p that still hang over the reported NAV. Its always really been run as a private company, with enormous salaries and exotic company cars. Demergers have been interesting though. Safestore, Hercules Property, Bizspace and Safestay ring a bell. Larry Lipman has always been a strong entrepreneur.

Anyone aware of the current status at Hampstead Reach? I can't see any of the 6 homes Barrett or SAF for sale (Lutyens no longer on Barrett website) or registered as sold through the land registry.

The latest news I have is that the 4 SAF houses are nearly but not quite finished yet - scaffolding is still outside one of the 4 houses.

I do not think they are of the same spec as the 2 Barratt houses...at a guess more in the £3.5m price bracket.

I hear that the sale of the Lutyens fell thorough last week and Barratts have it back on the market for £4.8m

The 2 Barrett houses are sold/reserved but I'm not aware the 4 SAF properties have even been marketed yet (unless anyone know different?)

With all the residential properties now reserved I wonder if SAF will also pull in some overage cash?:-

"There may be additional overage consideration payable to Safeland from the onward sale of residential units on the site if certain sales value per square foot thresholds are achieved."

The company still retains the 4 houses and is probably waiting for an opportune time to sell. As all the Barratt houses have been sold I would guess that marketing them one at a time may be the ideal option.

Good spot Jeff, It's been recently reserved/sold as I did check a couple of weeks ago and it was still available.

Does anyone know the status of the 4 SAF houses? I can't see them marketed anywhere and you'd imagine all 6 would be built in sequence which is supported by google earth.

Again when they took on the 4 high end houses they must have had an end game plan
in mind...will be interesting to see what happens to the houses.

I reckon they'll get the keys to the 4 Hampstead Reach/Chandos properties soon, Jeff H. Due for completion this month. In the books at £8.9m but Barratt trying to sell one of theirs for £4.8m. Pretty hard sell at the top end in London I guess but the value in the books is just £2.23m each.

Indeed unknowable unknowns. Profit will be c. £3m less refurb costs/expenses etc. Could be anywhere in between 0-3m and I guess £1.842m.

SAF said on purchase:-

"The Company plans a comprehensive refurbishment of the property, which is expected to take approximately 9 months to complete..."

...so that must have cost a few bob on an expensive property so I would not like to guess the profit but they must have been confident of securing a good profit before laying out such a large amount on one house.

I can't find any link between Cloverdale and that property. I don't dispute your assertion at all, would just be nice to see the details. Price sounds about right..
