Anyone a fan? Surely the property boom is now toast, all the ducks with the exception of unemployment are lined up.

The crash has been called many times, but a glance at the listed housebuilders shows the market currently agrees.

LSL Property Services posted a soft set of Interims last week. Group revenue was down 3% to £160.9m, operating profit was down to £8.7m with PBT down 71% to £7.4m. The interim dividend was maintained at 4p. Guidance for FY22 was lowered primarily due to slow pipeline conversion. Management now anticipate full year profits to be lower than previous expectations whilst remaining significantly above the pre-COVID 19 performance reported in 2019. H2 profits should be substantially stronger than H1. Valuation is relatively attractive for the Real Estate Operations sector, forward PE ratio at 8.9x is 2nd best out of 22 names in the sector. The balance sheet is also strong. But with profits falling and the share price is still in a 12 month correction, this is a share to monitor for now...

Some interesting buying on the dip here with unusually large blocks of 220k, 328k, 2x100, 125k being gobbled up on the dip AT 438.4p.

Price is sat at an interesting point on the chart, bang on resistance at 443p currently.

IF sellers are cleared, this could pop higher. Highly illiquid one but appears well bid with some decent buy orders at 435-439p.

Bought a few today 210p, trading was strong and update soon hopefully, certainly feels left behind by the covid bounce and most other property / house builder plays.

I suspect that talks between LSL and (that pile of rotting carcass) Countrywide would have been most unlikely to be satisfactorily completed in any event-but the devastation to SP's in the last week surely makes a deal almost impossible to contemplate.

Very positive news on BBC this morning: Property website Rightmove said it had its busiest-ever month in January with more than 150 million visits.

The top five busiest days ever on the site were all between 21 and 29 January, with Wednesday 29th topping the list with more than 5.7 million visits, up 9% on the previous record set on 24 April 2019.

“Home-movers have sprung into action in 2020, with a large number of agents telling us that sales and valuations have picked up significantly in their local areas," said Rightmove director Miles Shipside.

Picked up 5k shares early on today to start my position. Been watching closely for a while, hardly a share bought all week and then volume started coming in this morning which has helped move the price.

Looking at this for a post-Brexit recovery play as I suspect there are a lot of households who have been putting off moving house due to the political uncertainty and the potential economic fallout. Doesn't look like a bad option but there were some hellish exceptional costs in H1 due to branch closures, which saw shareholder equity go down and debt increase. Do we know if there are any further closures planned in H2 and beyond? It's OK quoting exceptionals if they really are one offs but I'm concerned they may become a regular feature with material impact on cash flow.

It is, however as far as I can see the company is doing very well. Re structured so closing branches which are not working. Fs side of the business is flying and there is no reason for that to stop. Looking forward to the next set of results, i’m expecting the fs side to be up even further.

Nice little company this. Good fundamentals and a cracking update. Makes a chance for me to be holding something with a positive TU.

Fundamentals are pretty undemanding with a well covered 4% divi, even ignoring the likely uplift with the Results.
