Newcastle's former Market Street police station could be turned into flats for 225 students

On Friday, September 9, the council will decide if it wants to fill former Market Street police station with 225 students



Another set of student flats are set to be approved in Newcastle - this time on the site of a former city centre police station.

Northumbria Police’s old headquarters in Market Street has been vacant for more than a year, and Welsh developer Watkin Jones Group wants to tear the building down to build flats for 225 students, under its Fresh Student Living brand.

Watkin Jones has scaled back original plans for 275 bed-spaces, after seeking Newcastle City Council’s advice.

The seven-storey build has been recommended for approval by Newcastle City Council’s officers in a report to be heard by its planning committee on Friday, September 9.

The committee has been asked to give the scheme the greenlight.

The full planning application asks to build 225 bed spaces, made up of 48 studios and 177 bedrooms in 27 cluster flats.

The report says the redevelopment meets the city’s sustainability guidelines, and is close to both universities and public transport links. There will be no parking spaces for the tenants, so they will have to rely on public transport.

It says: “Located in the city centre with easy access to university campuses, local facilities and public transport, the site is considered appropriate for student accommodation that would not adversely affect the character or amenity of area and would bring vitality and economic benefit to a currently vacant site.”

The applicant, The Watkin Jones Group, intends to have the housing block completed before the start of the 2018/19 academic year if granted planning consent from Bath and North East Somerset Council. The same applicant has overseen the 104-studio student block built at the junction of Lower Bristol Road and Brougham Hayes.

Given that we are almost at the end of the current financial year, that the prospective yield for 2016/17 is 5.3% and the current strength of shares in housebuilders and construction companies, I am surprised the share price here is not moving up a fair bit.

I also snapped up shares in Watkin Jones (WJG +
), a company I’ve known for many years (founded 1791), long before the initial public offering only four months ago. It’s clutching at straws a bit to suggest a student housing construction company as benefitting from a cheap pound, but 20% of UK students are from overseas with only 5% from Europe and WJG is a construction and development company primarily in the student accommodation sector.

Watkin Jones controls the whole project, including planning, land procurement, construction and management of the ongoing facilities, all forward funded by the client university. With an order book through to 2020, operating 90 sites around the country, the company is a real quality act with a useful dividend yield over 5
