This is a shake - they are probably short of 250/- from last week. There was no activity the week before. Hope they do drop them way back, so I can buy more. Remember, they went up from 20p to 50p on net buying of just 250/- shares - a very narrow market.

Correction to NAV mentioned in 115. Should read over 300p at 30/9/08. Lower now of course, but guess it is now still well north of 200p a share.

I've had a close look at this one. As a REITS, the coy must pay out 90% of profits. Promises to pay at least 6p final - a 12% yield - though last year's payout was 11p. Sales programme of £120m now completed. Worst of property fall over? Debt down to £200m and property portfolio £300m? Shares reached 800p at peak and bottomed at 20p. Last week share price went to 50p on net purchases of 500,000 - just £200,000 in value. Estimated net asset value of over 100p. This one doesn't need a rights issue. Looks like a no-brainer to me so I bought some on a 6 month view.

watching this for wks soon as broke 24 looked a medium term buy
my mate told waterhouse to sell at 50 I looked at the trades and asked what is driving this up, & sold out wed, what a pillock, even w'h said are you sure you want to sell

Reading the interim statement there is no mention of passing the final divi ? and they have said profits will be improved as below taken from the statement,so a Final div of 11.25p in June will do nicely of course I will not refuse the 11.25p interim in Nov

However, as reported at the interim results presentation in November, cost
savings and other initiatives will improve profitability in the current
financial year and deliver an annualised improvement to recurring profit of
GBP3million p.a. These savings come primarily from the wholly owned property
investment business and its supporting functions

With the greatest of respect noone has any idea what the share price of any company will be in the future.

However this share price has doubled since its recent lows . Well done to anyone who got in at the lows.

WARNER ESTATE FINALISES SALE OF ST JOHNS WOOD AS TARGET DISPOSAL PROGRAMME
COMPLETES

Warner Estate Holdings PLC announces today that it has simultaneously exchanged
and completed contracts for the sale of its St Johns Wood High Street estate to
NW8 Holdings Limited for cash consideration of £39m. The sale of the property,
which had a book value of £48m as at 30 September 2008 and contributed £2.1m of
net annual rent in the year ended 31 March 2008, was effected through a sale of
the company that owned the property, JS Real Estate Limited. The proceeds of the
sale will be utilised to reduce the Group debt.

The Group has now achieved property disposals from its wholly owned portfolio
totalling £120m since 30 September 2008, which completes the previously
published programme of property sales to reduce the Group debt.

WARNER ESTATE ANNOUNCES GBP91M SALE OF PALLASADES SHOPPING CENTRE, BIRMINGHAM


Warner Estate Holdings PLC announces today that Agora Max Limited, a 50/50 Joint
Venture with Halifax Bank of Scotland, has exchanged contracts for the sale of
Pallasades Shopping Centre, Birmingham to Birmingham City Council for cash
consideration of GBP91m. Completion is due on 31 March 2009. The proceeds of the
sale will be utilised to reduce the debt within Agora Max Limited.

.........I remember back in the 70's and 80's when Warner Estates were the major residential landlords in Walthamstow.

Would be better if they were still in residentials now, at least investors would be able to track their progress through house prices.

Dipped my toe in today. Looks like they are priced to go bust, but there should be a good return if they don't.

I've done similar with Minerva, Johnston Press and Sibir Energy recently. Sibir is flying now, Minerva has doubled recently and Johnston Press seems to be turning around.
