Tenant is "holding over" according to sales brochure so tenant and any new landlord will have rights when it comes to a new lease or vacant possession. I suspect a sale and new lease will occur that will be to the satisfaction of all concerned.

In my good opinion they would not be kicked out, otherwise the new landlord will have to put back up for lease/rent so while all this is going on the new landlord will not be getting in any income from their investment.

Depends on how desperate the creditors are, I've seen little evidence of highly distressed property sales in the UK for three or four years now!

Regards UCG stepping in for the franchisee and taking it on the books, that's more money for them than the entire last dividend they paid out.

I would expect this store will not need to find another location if it is to continue to have a presence in Hull but who knows whats going on behind closed curtains.

That said any new buyer will certainly have the option to charge whatever rent they want or kick them out with no notice

As it's being purchased from the administrators I would think will be able to get this, the asking price substantially reduced.

I can not see why the people running the United Carpets franchise from that property will not be able to easily purchase it as they are saying they would very much like to do so.

Surely they must imagine they are closing down or they would not be allowed to run "A closing down sale" ??? I just copied and pasted my google news update. Is it legal to run a closing down sale if your not really closing down?

mrf - Not exactly true as it is the landlord who has gone into liquidation and the store hope to buy the site which is now up for sale.....

A CARPET store is fighting for survival after its landlord went into liquidation.

The closure of IPM Land Securities has left United Carpets and Beds facing an uncertain future at its shop in Boothferry Road, west Hull.

Its current site is now up for sale and although bosses at the retailer are hoping to buy it themselves, they cannot be sure of success.

The store is now running a closing down sale to keep stock levels low in case it has to move out.
