Good share price progress as the company moves closer to the U&C reverse takeover completion. I can only see further buying once the takeover completes, given that many institutions and funds will no doubt be locked out at the current point in time, as they have a mandate that doesn't allow them to buy companies under a market cap of £xm

Apparently heavily oversubscribed. Should push the stock higher upon re-listing. Bodes well: Nigel Hugill , Executive Chairman of Urban&Civic commented: "I would like to thank all those that applied for stock and contributed to our being substantially over subscribed. We took the decision early to raise only what we thought we could invest quickly and resisted the temptation to increase the size of the issue when it became clear that we would enjoy strong support. People evidently have long memories and we will start with a gratifying spread of predominantly sector specialist investors. We shall do everything that we can to deliver on the resulting expectations."

First half results were always going to show a loss as none of the large scale developments have completed. Whilst I agree that it is disappointing that we small shareholders cannot get involved in the placing, the move from AIM to the main market should be beneficial as all of the large housebuilders' shares trade well above NAV.

yep certainly not going to be an income stock but this has transformed the entity into a larger scale developer/housebuilder and i would expect the placing to be well supported

Yes Peter. And because of the share consolidation any small shareholder with say 1009 shares etc gets hit more than larger holders proportionally. Share consolidations are normally bad anyway except for penny shares in my opinion at least. As the difference between NAV and share price was one of the attractions of the share, I think this narrowing will impact it adversely. That said, the much heralded return to dividends is in there so if you are looking for income rather than capital growth THG is yer man.

Pro forma NAV at 31 December reduced from 27p to 23.2p, placing at 22.5 (pre consolidation) and as usual ordinary shareholders are locked out of the placing.

Leisure yields in particular are continuing to move in so there is upside in their nav on the basis of their Darlington scheme alone - could see that being funded by an institution early ( unless it already has and I have missed something ) - regardless of short term movements this is good value

I think will do well over the long-term mac, especially with a divi to start this year. However although it is undervalued I am not sure the falls are done as the markets are often irrational. Funnily enough I think we are back to the dot com boom with IPO's and shell companies like Kennedy ventures all the rage. I am itching to get back into THG having sold at 33p but want to see the bottom.

IMHO Given the last asset value at 28p, it won't be long before IC tip this again and the price shoots up. Another 2p down and I'll be an enthusiastic buyer!

Fallen through support now so I expect further falls. There seems to have been a persistent seller for a long time which has depressed the share price Once he is shaken out that should see a rebound to more appropriate levels. Let's see if 20p becomes the new resistance.

Falling back again. Still range bound though. Would love to get back in on further weakness as there will be a divi this year and is >25% below NAV. Definitely on my monitor.

A good write-up. On fundamentals the stock is cheap again. The biggest hurdle is the illiquidity with directors owning two thirds suggesting last years surge was almost entirely down to the ic brigade on the back of ST..and once he advised profit-taking the balloon deflated sharply. From here on the back of navs moving into mid 30s it should have 20 percent upside again imo
