SSutton Harbour, Land Securities to develop office building in Plymouth
LONDON (AFX) - Sutton Harbour Holdings plc said it signed an agreement with Land Securities Trillium to develop a 57,000 square feet office building in the centre of Plymouth.

The construction of the building, due for completion in the second quarter of 2006, is expected to cost about £11.5m and will be financed through a new and separate debt facility.

Once completed, the building will be occupied by the Department of Work and Pensions. The offices will be let on a 15-year lease and the Sutton Harbour will receive initial rental income of £14.25 per square foot


Thats a gross 7% yield! Nice Investment!

OK here is a thought - who thinks that Sutton Harbour seek a separate listing for their airline? It seems to be going very well and has good grwoth prospects. It needs to be done in a tax efficient way, but might release more shareholder value + achieve a higher valuation on its own.

Yes, fantastic news. They could make big money on this operation going forward. Let's face it, there is no competition in the South West so as long as they run a clean reliable service, now that they are established, they should be able to make a very good return. This is a rock of an investment!

Hi guys, plymouth resident here. Big report in yesterdays local paper about the property boom has ground to an uncerimonious halt in plymouth. Sutton harbour have a large property holding in these parts and with capital values now looking like declining plus the knock-on effect on rental incomes i guess the city is jittery about future earnings.
Fish market remains under pressure due to quotas etc.
Air south west doing really well however.

Some recovery since last posting on 22/9, then an 8% fall lunchtime today on volume of only 2500 shares. Does anyone know what's going on?

Looking at the charts.....can't see why this cannot close over 160p and closer to 170p.......

....Diageo looks like a good short.......could of clicked the buton at 661p but didn't have the balls........

With the bid at 215p rejected recently.....even after the bonus shares, it still 120p/130p today approx...and with the management totally rejecting the offer and buying 500k more shares at well over 220p...we can see why there are no shares available and little buying is sending this closer to 200p......

Sutton Harbour Holdings announces that the bonus issue of one additional
ordinary share for each existing ordinary share, approved by shareholders at the
Company's annual general meeting on 28 July 2004, will be made to shareholders
on the register on 27 August 2004.



The shares will be marked ex-entitlement on 31 August 2004 and admission of the
additional shares to trading on AIM will take place on the same date. Share
certificates are expected to be issued by 3 September 2004.

Aren't these now cheap as chips.......or are chips now as cheap as these....

Whatever the cheapest.....about 500k of stock had been previously bought by a member of management, which added to her holding after they rejected the bid at well higher then todays price........market cap is poxy...and small buying today is seeing it lift up again......interesting...

she's investing to prove to shareholders that she has belief in the company,
thus....@£553,000 invested = 7.9% (in Total!!!) Ms Winser either earns a pretty
penny,owns the company.
