doesn't seem like much activity here.

im interested in property companies as im interested in a long term approach as property and commercial properties in years to come start to rise.

the interest rates will affect the property market but how much impact will this have on Songbird?

anyone more knowledgable here with some in-depth insight into how the company works etc as im fairly new to share and doing further research as we speak.

Have to say I am very disappointed at the discount offered to NAV for the new shares, when the NAV is 178p why do they feel the need to offer new shares at 128p which is a 28% discount.

I have well and truly learnt my lesson about investing in AIM stocks!

Not sure whether to take a big hit and get out as the only alternative is to wait probably 2-3 years before I even get to break even.

Double edged sword yes, but results are positive and bringing the debt in house can only be a good thing. I have a feeling the share price will retrace a bit to reflect the dilution but not fall off a cliff at all. This isn't a quick buck share and if you've held for 6 months, take the OO and wait some more.

I got in a bit early and need about 190 to break even.
Timing the bottom is always difficult.
Having said that I am more than happy to hold a quality asset like this for a long time.
In a way I would not be happy if an offer came along at around 200-225 today as we are at the bottom of the commercial propery cycle (the residental market is a whole different kettle of fish, it has yet to make its main correction)
The reports in the papers were somewhat confusing in that they were, in effect,suggesting that a holder with just 24% of the stock would "mop up" the remaining shares at little more than current values.
If I were a cash rich fund I would be buying quality commercial property like crazy right now especially in the UK with sterling so weak.
