All very positive with a jv with one of the biggest listed players in Private rental so all we need now is some bank finance...gatehouse effectively puts up the equity/collateral and then as with all development you look for some leverage with bank funding...obviously not proving easy with the uk banks still sorting themselves out and from what I gather rather difficult to do business with.If this is finalised by the end of the month then the model is in place and they can get on with putting some developments up.Once the model working it can be expanded rapidly without much overhead increase at sigma.Things finally falling into place could be an exciting few years coming up now and IMHO probably not reflected in the price.

Todays RNS looks like good news in addition to the update we're expecting on the JV financing by end of month. Fingers crossed on that, it is taking longer than I had thought.

"The Joint Venture with Gatehouse is complementary to and in addition to this partnership with Grainger."

There's a piece by Kate Allen in today's FT about insurance companies increasingly taking positions in real estate filling gaps where banks fail to provide finance, they find the income and capital appreciation/gain attractive, both commercial and residential. L&G led the way earlier in the year others are following incl M&G and ING which the FT quoted.

Investors Champion have followed this one since single digits, their summary today includes huge chunks of the RNS but has some comment too, their concluding view, with the share price at 85p:-

"- An exciting outlook

The PRS model and Joint Venture with

All very interesting...decent amount of money raised for a small cap....think they aimed for between £6-8m so got the higher amount and I believe it was oversubscribed.Would imagine all institutional as there was no intrinsic premium when the books would have closed so very solid support.This will go down well when finalising the bank finance which is the next piece in the jigsaw but I would imagine that comes short term post the equity round ...then things really start moving.We really are at an inflexion point for the company and I believe we will see a substantial rerating when a wider market realises what has been put together here but for the time being the story is building nicely.

A pretty dynamic report - agreements in place with local authorities, funding coming on stream, new projects in the pipeline. It's the transformation of Sigma from a sleepy investment company into one of the leading players in the Private Rental Sector. It will be interesting so see which institutions take up the placing shares. I wonder where the share price goes from here... ? Difficult to evaluate, but so far the rise has been pretty consistent.

Fair bit of trade the last few days.

Think it was impatience and end of tax year.

I am expecting and hoping what the chancellor says in the budget may help the financing of the units. This is a big amount in housing construction terms.And should make a big contribution to a share price escalation.

No idea when news will be announced, fidra, soon I would have thought. But meanwhile it looks like that pull back is happening, I wonder is there a leak or just a few impatient sellers starting a panic in nervous market.

Boris said yesterday he's going to acquire more land for affordable housing projects, he's running behind target apparently.

Anyone got any idea when we could possibly hear some news on the financing?

There appears to still be a shortage of stock.The directors also reorganising some of their personal holdings more tax efficiently gives me the confidence to hold.just wondering whether I would buy more though.Keep on thinking I will on a pull back but it never seams to get lower enough!

Noticed this morning L&G have stated they are going to start making loans for medium sized investments, seen as a direct challenge to banks. I also noticed a few weeks ago L&G said it was keen on getting involved with housing development ventures nationwide not just in the SE. Not suggesting they're talking with us but it does underscore how attractive the sector is and suggests financing shouldn't be a problem, on decent terms too I would think.

Yesterday's RNS stated that Henderson Global Investors had raised their stake to 14% from the 13.3% they held on 27th January. So there has been some institutional buying. There is not a huge amount of equity available, so even modest institutional buying can move the price up. I wonder where we go next.

A lot of small buys going through.Appears to be no volume seller.Sells happily accepted and it appears the mm wanting stock.Hopefully a result soon on the financing.Will be interesting to see where the share price goes then given it has almost trebled since the day of the last news .

I have been thinking about the drivers of the share price here.As I am sure we all have.

SGM appear to have almost £1bn(900m) in orders to place.That is a lot in construction terms.
Not only that they gain from a rise in the value of the completed projects.

If the likes of Avviva are prepared to think about doing the same thing as SGM,on a larger scale then it must attract interest from others.

The SGM offering appears to be easily scaleable assuming they can find the finance and land.They appear to have the expertise now as well.

Is it unthinkable then that a large construction outfit could be interested in us,or even an insurance/finance company.

We also make a take on the planning and coordination of the works.With margins in the industry for housing running at about 20% at sale time.that is quite a big pie to be part of.

Our value at about £36m is not much for the above,in a country with a severe housing shortage and rents on the rise.

If we can get the go ahead I might not be surprised to see the market cap at a few multiples to todays price in the next 2 years.

Andrbea, thanks, much the same as RNS but they do flag up more news to come and also opine that forecasts should be available once debt financing deal is in place. That will be very welcome as there is no recent coverage.
