A bit simplistic Farsight, as I'm sure you know!

Residential/commercial; area; demand; planning consents - outline or detailed; surrounding area - densely developed or greenbelt; etc etc.......



But it's still a freaking big deal and will mean freaking big bucks.

The 93 acre (38 hectare) site, a former World War II airfield, which, on
acquisition comprised disused runways, derelict buildings and outdated services
is subject to an option with IKEA, the global retailer.

As a little exercise that's good for a chuckle... my house is on a plot that's fifty feet by about a hundred and eighty feet, so that's 9000 square feet in total, call it a fifth of an acre (43,560sqft). I happen to know that the plot value is in excess of £500k, so let's call it £2.5m per acre.

Now:

1) How many acres have PROP got? and
2) What's the marketcap?

After a very quiet few months, the Ikea news has really spurred this into life.

Not much stock around and so any buying has a disproportionate effect on the price; can see it breaking new highs before the winter.

Obviously more of this will be used with the offices, infrastructure, roads etc. But I expect the company to look to unbundle the site further. Saying that I am unsure whether Ikea had the option to buy the whole site or not - we will find out in due course.

I know broadly how these guys work, but wonder if they'll try and unbundle this site a bit. Permission has been given for some offices too. I suppose they might sell to IKEA who i think own all the freeholds for their stores, and sell the rest to a different developer?
Certainly more announcements to come. Still in the red but not too much...

They will now be able to sell this on to Ikea very quickly; remember they are not developers; more facilitators; allowing a quick turnaround and profit.

This should release a BIG wedge of cash to concentrate on another opportunity elsewhere.

Well, there it is; pp for a 93 acre former RAF station, to be used as a distribution centre for IKEA.

WOW! 93 acres is huge and should be very lucrative for PROP - expect the share price to rise substantially from here.

Thanks for that - I subscribe to GCI, which I believe is a sound source of tips (although inevitably not all come good), but I wasn't aware of the Ikea situation. Would certainly welcome any more of your local feedback.

I am a holder of these also and live fairly close to their base. I noticed in one of the local papers about 3-4 weeks ago that Ikea were looking to get planning permission for a site in Stanton, Nr Bury St Edmunds. I expected to see an update by now but have seen nothing but am keeping my eyes open.

I think we also need further announcements regarding acquisition of sites, but I suppose it is good that the company are not just going out willy nilly and overpaying. One to have patience on but should come good in time.

Not sure if you have seen this, but there is a good write up on the following website (albeit being about 9 months old)

I'm currently in VOG, JLP, LLOY, HBOS, PROP and PXC. Very diverse mix of shares. All red at the moment apart from LLOY and HBOS which I hold longish term.

I've taken profits on JLP before, just waiting for some newsflow as you say.

All very quiet on the Eastern Front! Been a few trades recently, nothing much to speak of. I guess that this business will be like that. Long gaps between announcements of acquistions and disposals, with divis at the same time.
Oh well, at least it's not being marked down! Anyone still here?
