15/1/2007 12:19 | Spoke to David Booth this morning - he was very helpful, but cautious, of course. Poole Council have instructed consultants to advise on the best mix of accomodation for the site and this is taking time. PIV and the other tenants hope to re-start discussions with Poole Council in Feb-March on what the Councils preferred mix would be between residential and industrial. Naturally the company wants to maximise residential. Company's preferred option is still to sell the site, or better still, the Company, to take advantage of any tax benefits. He sees 2007 as being a 'significant' year for development, but recognises everybody's frustration! A number of approaches have been made to buy the company, but these have not been taken forward until, the development plan is clearer. Interims announcement in Feb may give some clarification. 13/1/2007 10:55 | renixus, David Cicurel hasn´t bought any stock in years and P O´Reilly seems to have stopped buying too. I know you´re not going to get constant newsflow out of the company, the timescale for the development of the area is still measured in years and this kind of stock is always going to be driven by news, it´s not the kind of thing that´s going to give you excitement but I don´t mind that. Most of the best small cap value investments are like this, I place some store in the ADVFN thread length contrarian indicator method of stock selection. This thread averages less than one post a day. It would just be nice of the management could give us a better idea of how and when we are likely to realise our investment. I presume we´re not going to actually develop the land ourselves so that means a sale to a developer at some point. But at what point? Are they going to sell once they have outline planning permission? This must surely get resolved fairly soon since although our site may be developed in the last stage it is one part of a much larger development and the council will want all the peices in place first I would think. Presumably we are not going to be trying to get detailed planning consent, I would think this would be down to the developer. Anyway it would just be nice for the management to actually give us an idea of how and when we are going to realise the value in the land. | arthur_lame_stocks | |
12/1/2007 17:34 | Arthur, do you think management might be under the heavy influence of the "shrewd" investors regarding the release of information, who will be much happier to increase their holdings at the lowest price possible before "they" exit? They'd hardly want the share price to spike before they've finished accumulating stock, would they? I think we'll see a spike a some point, but like you I've no idea when - probably when we least expect. Best to let this one lie, and wait to see what happens. It's not a trader's stock, more of well to do private investors type of stock who can afford to wait this out and can take the consequences if it doesn't pan out quite the way they hope it will. Clearly investors property developers and market makers dont agree. Maybe I should just close my eyes on PIV shares for a couple of years and hope for the best. To do that they need to sort out the landowners. This is just one of those difficult investments that one day I believe will come right. | hybrasil | |
23/11/2006 18:50 | Fhmktg Regarding likely timings, see this link, still someway off for completion, but PIV may well have flogged their site by then. The council's partners Gifford and Partners, Wilkinson Eyre, Speirs and Major and Bennetts Associates will now work on the final design of the lifting bridge. It is hoped designs will be finalised by next summer and will then go out to tender. Work should begin in April 2008 with completion 20-months later. | timbo003 | |

17/11/2006 09:56 | I based my guestimate on the going rate for house plots - which I believe is around 100k per unit. With the benefit of 'waterside living' I believe this could be an underestimate. Cant see anybody getting a house OR a condo in such an area for under 300k. Welcome contributions to the debate. | fhmktg |
