Persimmon improves FY pretax profit,

Persimmon has cited a strong full-year performance in 2016, with both pretax profit and revenue rising as the company announced a further increase in its capital return plan.

Pretax profit came in at £774.8m, from £629.5m. Revenue was £3.1bn, from £2.9bn.

Chair Nicholas Wrigley said the company continued to perform strongly in 2016, meeting market demand with increased output and delivering disciplined high quality growth.

"The group has now completed the first five years of its long term strategy which remains focused on growing Persimmon into a stronger, larger business while maintaining capital discipline and robust free cash generation," he said.

"The strength of the group's operating model is demonstrated by our ability to grow completion volumes by more than 60% and investing about £2.6bn of cash in land through this period while simultaneously returning over £1.0bn of excess capital to shareholders."

Wrigley added that customer activity in the early weeks of the 2017 spring season was encouraging.

The strong performance of the business has enabled the Capital Return Plan to be increased by 45% to £2.76bn or £9.00 a share in February 2016, together with a further acceleration of the payment schedule.

The Group's continued outperformance in 2016 was enabling a further increase in the Capital Return Plan, with an additional payment of 25p a share, increasing the total value of the plan by about £77m to £9.25 a share.

"This new 25 pence per share payment will be made on Friday 31 March 2017 as a first interim dividend in respect of the financial year ended 31 December 2016."

In addition, directors confirmed the scheduled capital return of 110p a share will be paid on 3 July 2017 as a second interim dividend in respect of the financial year ended 31 December 2016.

Having looked at what happened last year I think they could open as much as a pound higher. This also is only a guess and not to be taken too seriously.

An re-iteration of 15/1/2017

Persimmon said revenues for 2016 of £3.14bn were 8% higher than the prior year (2015: £2.9bn) with legal completion volumes increasing by 599 new homes to 15,171 (2015: 14,572).

The group's average selling price rose 4% to £206,700 (2015: £199,127).

"Sales reservations through the autumn season were strong with healthy customer demand for new homes" the company said in a statement.


"The group's private sales rate for the second half of the year was 15% ahead of the prior year and second half legal completion volumes of 7,933 were 695 stronger than for the first half of the year (H1: 7,238).

"The two new house building businesses we opened at the start of 2016 based in Perth, Scotland and Launceston, Cornwall have made good progress delivering over 650 new homes in their first year of operation.

"On 2 January 2017 we launched a further new business based in Mansfield, north of Nottingham, to support the delivery of increased volumes of new homes in this regional market.

"The value of our forward sales at 31 December 2016 of £1,230m is 12% ahead of the prior year (2015: £1,103m).

"The group successfully opened 255 new development sites across the UK during the year and is building on all sites which have an implementable planning consent.

Javid will have enough problems selling his planning reforms to those Tory MPs who detect a policy for more urban sprawl, as opposed to intelligent city regeneration. When the dust settles, one suspects the white paper will hold few terrors for big housebuilders. Persimmon’s shares rose 7%, lifting the whole sector. Life is indeed (too) gentle for the big boys, but it’s hard to argue with the market’s view that it can continue for a while yet.
