The real estate company said it expects to raise about 162 mln eur net from the placing. It expects the planned acquisitions to cost 750 mln eur, and it will pay for them with the money from the placing and from new borrowing facilities. | lbo | |
13/11/2006 08:47 | The Sunday Times October 22, 2006 Livingstones in property float TWO of Britain's most active property investors, Ian and Richard Livingstone, who have been on a 7 billion (£4.7 billion) buying spree in recent years, are to make their stock-market debut. The brothers are creating a quoted continental property investment vehicle, Northern European Properties, which will own a portfolio of 84 buildings across the Nordic and Baltic countries, with a value nearing 1.9 billion. The company has appointed Citigroup to advise on the float on the Alternative Investment Market. A heavyweight board has also been assembled, with Jens Engwall, the recently retired chief executive of Kungsleden, the Swedish property firm, as chairman. The board also includes Michael Hirst, former chairman and chief executive of Hilton International. London & Regional, the private property company owned by the Livingstones, will manage the assets and receive a fee. The investment vehicle will also have first call on L&R's completed development projects. The Livingstones' big investments have included deals with General Healthcare and Ashbourne Homes in the care sector and with Woolworths, the retailer. More recently they have acquired a waterfront development in Cape Town, South Africa, with Dubai-based Istithmar for about £600m. The company will, on admission, own a diverse portfolio of 84 properties located in Sweden, Denmark, Finland and Lithuania, containing a mix of commercial and hotel real estate assets, generating annual net rental income of approximately Euro120 million. The portfolio has been externally valued by DTZ Debenham Tie Leung Limited, as at 30 June 2006, at a market value of approximately Euro1.864 billion. The company aims to generate total returns to shareholders through enhancing current yields on its property portfolio through active asset management and through making additional selective acquisitions. The company has identified a pipeline of assets worth approximately Euro1.2 billion and is targeting at least Euro750 million of property acquisitions in the 12 to 18 months from admission, focused primarily on the Baltic regions and Baltic Russia. The focus will be on acquiring existing properties with stable income streams rather than properties specifically needing development. The management team of LR Real Estate Management AB, which comprises 21 individuals located in Sweden, Finland and Russia, has been integral in creating and managing the initial property portfolio over the last four years. The team has well-established relationships with individuals and institutions within the relevant real estate markets and is very experienced, with extensive local knowledge and specialist skills, particularly in hotel asset management.
