davidosh: In 2007 pre financial crisis NTA reached 82p and no doubt shareholders felt that with the assets they had the share price would ultimately go higher. Is 96p today at just 2% return per year and no dividend a fair return for long term shareholders ? If the Lancasters was really worth a hundred million plus to shareholders what percentage of the profit has actually found its way to them ? When will you all see the final Lancasters profitability that you have waited five years for ??

troutisout: poacher, I think the mentality of over-expectation has everything to do with Tara, from the £100m profit figures in the headers to the very balatant rampfest here and elsewhere, those expectations did rub off on others and some still believed they were right. However as you say the company was not as good as that and some of those figures just took the positives and factored in no negatives (do you remember tara finally accepting that tax payments on the profits had been omitted from the figures), the insistence that selling prices had doubled but build costs were going to be as originally budgeted. So people were wearing rose tinted glasses and also blinkers from the management's exploits, the combination of the two being an upset, however the share price was very much lower when tara (torabora) started to tout NTA and so a lot of people will still see a profit, but probably a much reduced one as they may have continued topping up when the price rose above £1. It is up from the 60p level it was at throughout most of the middle of last year. Take the money and the lessons, you know there will be more NTA's come our way and sometimes we still succumb. daneswooddynamo: hey fireplace, i suspect we are on the same side, both long northacre..i just wish i'd bought when you did not when i did. i'm pretty comfortable with my view as to why we are trading at 70p..and confident that visibility of the vic gate profit share could be the spark that lights up the share price. Let's face it..when did the share price last go up several hundred percent..when the market got visibility of the lancasters profit share. Of the £50m windfall from the lancasters half of it will go/has gone to repay debt partly built up as the lancasters came to fruition, working capital, bonuses etc. Hopefully most of the rest will find its way back to us shareholders as they have promised completely underwriting the current share price as i said. I don't doubt that northacre is a very good london property developer but equally let's not doubt that the windfall from the lancasters and likely windfall from vic gate is essentially driven by the surge in london prime property..great. What i'm just saying over and above that is that when it comes to the next development opportunity they are competing now with plenty of other very good developers for sites which are now expensive commensurate with the current state of prime prices. If the surge in prices goes on, fantastic. If it slows down then the times of supernormal windfall gains are probably over. It just may be that the northacre profit potential for Vic Gate turns out to be somewhere close to the Lancasters which would of course make the current price a steal..and i hope it is!)

dupree: 90p to £1 is exactly the range I am looking for short term. No compelling reason for the share price to exceed the expected cash pile. I would have liked to have got 90p today- wishful thinking. I must sell something or other, otherwise I woulkdn't be bothered. NTA is on the way up for the moment, I am sure of that at least. Vicarage Gate may be great but it's a long way off and I suspect will not do a great deal for the share price meanwhile. I think the time to buy into that some way in the future. After all share price has languished with Lancaster nearly a done deal. Trouty, are you serious about the whopping great dividend, I mean really whopping? It seems to me irresponsible to pay out all the cash, when loans are so expensive.

topinfo: 27h you are hilarious. You really are. Where and when I buy and sell is my business. The fact is you werent quick enough to buy any when the Rns came out on Friday were you, and now jealous as you are you dont want anyone else to make any money do you. A pump and dump you refer to has to have an element of dumping and the share crashing, otherwise it is merely a rising share price that is sold along the way (normal everyday occurrence in the stock market). Can you explain please why you think after Fridays Rns the share price of NTA will come crashing down at any point after a big rise 2moro or in the near future given what they have said in that Rns late Friday (The one you missed)? If you think this is the case, coz clearly you are telling everyone it will, can you back in up with some kind of evidence. A few sells aint going to affect this share price 2moro, I guarantee that !! See you at 8am 27h. How many NTA are you going to try and buy ? LMAO

dupree: Trout I am short of time to figure this one and also need to liquidate something or other next week,so I am looking for quick answers Essentially, yesterdays dividend nearly wipes out borrowings, but not quite, but leaves further obligations including pension fund thingy In due course £30m will arrive and thats about the whole story for the companys nav? So there's no hard reasoning to suppose share price will promptly double from current c70p Which supports your assertion that a past price of 140p remains higher than any sensible short term target currently some very quick thinking tells me that a share price giving a NAV of £25m is a reasonable point to take some cash. Not as big a bagger as it was last time around, if my assessment is anywhere near right. But good all the same. My feeling is the company will continue to do well, spasmodically, and the share price will continue to be all over the place. I don't take seriously the stuff about a massive divi, I imagine what the directors will want if they can have their way is to become bigger players in property development, so they'll want to keep the millions to play with.

mathisvale: I have no doubts that the Lancasters is going to be a big success when the remaining apartments get sold, and the NTA share price will rise. The problem for me is what is NTA's future AFTER the Lancasters. If NTA can set up a business model whereby they can churn out profitable projects regularly then I am pretty sure that the share price will rise a whole lot higher, AND STAY HIGHER, than if it becomes obvious that NTA is just a one-trick monkey, albeit that one trick is worth £100m+. The talent of our new CEO is therefore crucial in my mind, because that model will evolve or not mainly due to her. I hope you are right brando and Nilsson is a good judge of character. If he is then NTA could perform a step change in its fortunes - and perhaps a step change in ours

troutisout: sandbag, You seem to be saying the level of the NTA share price is linked to the sales from the Lancasters, which of course it is not, today's market cap of £36m is more than covered with funds set aside by Minerva but the market has not taken that into account, by the time the apartments are all finished and ready for sale, NTA will have banked far more than has been allowed for by the market. Now is the time to beat the market and I believe a Middle east Co is still doing that, the sells get soaked up without a drop in price, says to me the buyer is still buying. If the NTA share price was even in line with the present profit share from the Lancasters it would already be higher, so I can only assume Mr market is being overly cautious and that gives us a chance to get in first. leighton denny: it is quite funny how kirsch is now using the NTA share price rise as a tool in his campaign against MNR might make his point even stronger if NTA is up 400-500% at the time of the vote :-D
