A "housing expert" was on BBC Breakfast today. It sounded to me that he had said prices had gone up in Chelsea and Kensington by 13% over the past year - subtitles said that he said 18%.

Either way, a significant rise in Northacre territory.

you don't need to tell me that 50% is no good i'm the person who constantly bangs on and tells people why you need 75% but the subtlety of staying just under 50% ostensibly is to make it marginally easier for damac to bid. Once spadille go over 50% damac's job is that bit harder or even futile if spadille want it to be

50%'s no good if they still have DAMAC on their back, must be easier now for them to give a higher offer to satisfy DAMAC and us by default. Unless DAMAC are friendly and agree to be a substantial minority s'holder.

well if you add his stake to spadille's it would take them nicely over 50% first hurdle. So could be a "friend" and they are just playing around at moment to see if damac bids

Given the geography of the latest buyer one may infer that he is closer to the bidders than we are and given that he has almost certainly bought at or close to the current offer price, he presumably is expecting something a bit better than 96p. Or is he just another pawn in this charade?

It depends what each side wants out of the deal, one just maybe arbitraging, the other may seriously want to develop the marque. Maybe they could as you say, contrive agreement an at 96p and divi up the assets later.
