Barclays Capital issues a broker note on Mccarthy Stone Plc -

Barclays Capital today reaffirms its equal weight investment rating on Mccarthy Stone Plc (LON:MCS) and cut its price target to 171.70p (from 279.40p).

You are right that MCS customers do not rely on mortgage availability directly.

But the customers do rely on people buying their properties to give them the cash to buy MCS properties.

A slowdown in the property market will have a knock-on impact in MCS. In 2008, they went into decline later than the mainstream house-builders, but nevertheless they did feel the downturn.

2016 estimate pre tax profit around 100m with EPS of around 15.2p gives a PE of around 10 at current price which is really cheap! Brexit may impact short term relating to concerns on house prices and uptake of properties, however this is a niche market. supply of properties are low and demand is high! Many older people are mortgage free and have more disposable income. Long term it looks a winner to me. Short term it's a case of holding your nerve and buying on the dips. AIMHO - DYOR

which age group is projected to grow most in Uk ?which age group buys mccarthy and stone properties ?which housing company is best placed to benefit from this demograhic?which company doesnt rely on mortgage availability ?show me a mcs development that doesnt look quality and sell well ... this company has this market well sussed

When contemplating UK house prices remember we need 250k new homes per year to be built......we are currently building far less than half that number. Classic case of demand far out stripping supply. Therefore house price growth is set to continue whether we Brexit or not! With the exception of a potential short term blip! This is why I see MCS as a good long term bet!

If the housing market suffers this will not be immune.

The margins achieved here will depend on the sale price of retiree's former homes in order to buy retirement homes from McCarthy and Stone.

Lol.....if this hit £2 again, I would more than double up. Long term hold for me with an expected double bagger over 3-5 years with good dividend income.....good solid company with great long term prospects.

The divi might be okay but look at the forecast earnings growth! High double digit.

We are all getting older, living longer and have far more disposable income in older age.

Back down near the float price.

I like the long-term demographics here though, they're mkt leader in a niche growth sector, have LA's on their side re: planning, negligible debt and a 5 year landbank. I've already got a small position taken just after floatation (at around the current price), but would probably double up if brexit fears etc took us down towards £2.

WirralOwl - MCS certainly represents a compelling long term investment case if one can build a position at an attractive entry price. I have added to my watchlist.

Worth bearing in mind Peel Hunt is joint corporate broker to MCS so they are bound to err on the bullish side.

Up 3% today, presumably on back of being tipped in IC.

Interesting to see Peel Hunt projecting 12.4p divvy in 2018, c.5.4% at current 229p

Third touch of support at 235 which usually breaks. Next support is 222 from the lows of 1st December. Following that the IPO price of 200 which I can see us hitting for a nice long after the Brexit vote (if we stay).
