Sorry guys but my prediction that NAV would be £3.00 at the next results was slightly out. I blame exchange rate movement !
I did think that they could bring the vote forward, and they have.
I can see nothing but good news in today`s announcement.
The only bad news is that I didn`t top up earlier in the week as I thought results would be out.

It's the reason why I didn't follow Anthony Bolton because I knew he would have a hard time. Best to stick to what you know.

Obviously there is the odd exception to every rule.

Anyone watching and listening to the programme on China presented by Robert Preston, can hardly disagee with his and others views views that the phenominal growth in building of residential properties is simply unsustainable and will end in tears. When it does, the reprcussions will be huge and reach far beyond the shores of Macau, Hong Kong and mainland China.

Out for the time being, on worries about Beijing crackdown on credit, which may impact on Macao gambling. Double top too. Will sit on hands and return when situation clearer. Probably a stupid move. Ho Hum

Very relaxed re all this.

With its 70,000 sq ft Senado retail development due to produce huge surplus next year, the completion of the $65m sale of its APAC / Cove centre next month which should crystalise 10p per share surplus and the continuing shortage of residential property in Macau, assets should exceed £3 per share by end of 2014.

The liquidation vote should be held in November this year.

There may well be occasional share price fluctuations but this is pretty secure. To be cynical another short term drop could encourage more share buy backs which increase nav still further. Buying in 5m shares at say 205p would increase nav by c 6p.
