Broker Oriel Securities predicts a year-end adjusted nav of 153p, rising to 170p in 2007.

Bit surprised there hasn't been any private equity moves for LAS yet

Routine Interims. Sammu I think it is more that offices will outperform rather than retail underperform. With 8 months of the year gone retail investment property is on target to produce another year of substantial growth in capital values, and this year LAS profits will be boosted by the large exceptional profit from the sale of Church Square. Next year we will benefit from the completion of King Edwards Court. What a gem of a company this is.

A rare opportunity to talk to myself!

Results must be due any day. Volume today was higher than it has been since May. The acquisition has gone through, which is good.

Received wisdom is that retail property will underperform offices (especially london offices) over the next year or so, which I am incliened to agree with, but that doesn't mean that a small active value adder like LAS should continue to be overlooked.

New corporate advisers are rarely a bad sign!

Yes the acquisition does sound good.

The disposal serves to highlight how the portfolio may have grown since 31.12.05. However:

The interims are due soon and as I recall no valuations/ recalculation of NAV is performed at the interims. I think this is a big mistake. British Land recently moved to quarterly reporting and valuations and I think this has helped propel the shares over the last 12 months. Clearly LAS is not in the same league as BLND but I think interim revaluations should be undertaken to highlight the still greater than market average discount to NAV.

APL Ocean acquisition looks good. Ideal for LAP's expertise in upgrading and selling at a profit. Perhaps some rollover tax benefits too. Notice how LAP are growing, making bigger deals, they are going to start attracting institutions with a consequent rerating of their share price.

St Helens disposal sets up LAS for bumper FYE results. Also, with 7 months of the year gone the retail property investment sector looks set for good capital growth again this year.

Rather impressive return on the asset sold today. This company has put in a very good performance over the last few years. It's not that long ago that the share price was 30p and it was at a 50% discount to NAV. How things have changed in the real estate sector! Pleasing that this company is bagging some of those profits!

So what causes a stock to quickly appreciate in value? Fundamentals? News? Management? Well yes, to a degree. But what REALLY moves a stock price northward that you just purchased?

Results were very good.

In November:

NAV came in at 135.8p a 22.3% increase (on a UK GAAP basis - before deduction of deferred tax, which given the amount of tax they paid this year I think is more realistic).

The only negative was the delay/increased cost at Windsor.

Either way I believe these should be trading north of 125p.

I agree regarding it being a bargain and have bought lots more via a spreadbet in anticipation of good results.

Wednesday's Budget should give further info re REITS which could have a share price impact, but currently the max 10% single shareholder limit is a bit of a dealbreaker for LAS, as well as other property companies.

This company is small enough that it won't be on too many radar screens until results, when hopefully it will flash up to highlight the undervaluation.

Results should be in the next few weeks I guess.

Results due shortly, should be good. Contrary to media opinion the retail investment property sector in 2006 has got off to its best start for years.

At 99/101p LAS is a bargain, particularily relative to its peers many of whom trade at a premium to NAV.

Ah IC that explains it. Simon Thompson seems to know what he's taking about a lot more than most comment in IC.

I haven't read the IC article, but I finally got around to reading the results statement about two weeks ago and it all sounded very positive with significant value being added across the board, particularly Windsor and Sheffield.

I had mentally penciled in 120p minimum yr end NAV, so 128-130 would be most welcome.

I doubled my holding after reading these results.

The IC article is by Simon Thompson, who has set up as a superior tipster and has, to be fair, had a good record over the last year or two. He claims to have discovered an overlooked investment angle to LAS, viz the increased rent roll that the Windsor shopping centre will generate when it is redeveloped in 2006. He estimates that this may be worth 8-10p a share on top of the estimated NAV at end of 2005 of 120p. I'm not sure I would go so far as to say that other investors have not noticed this (Quantum Leap has been covering LAS for some time), but he is undoubtedly right to argue that LAS remains undervalued and that it has seriously good prospects as a medium-term holding.

He might also have mentioned the share buyback at 104p a share, which I don't imagine the company did out of the kindness of its heart, suggesting that the directors thought that was an opportunity to get some fairly cheap stock.

The price has been weak recently because of uncertainties about retail and because of the revision to NAV under IFRS. But I think Simon Thompson is correct to suggest that this has provided an opportunity for the patient buyer.

I suppose there might be a sell-off on Monday, but personally I would not think of taking profits before at least 120p.

I make BISI worth about 15p to LAS but if they sold perhaps they would have to pay tax so 10 p may be about right. After marking debt to market value and allowing for deferred tax Las may be only 5% or so undervalued though that would change if they ever get round to introducing PIFs or REITS?
