I'm not a seller this side of 32p...and possibly not even then.

32p has been my pencilled-in target for a while, simply based on that figure being a substantial gain from purchases over the last year. The NAV (if we can trust it) should be about 10p higher than that shouldn't it? Selling the properties piecemeal as happening currently will inevitably mean selling the best and leaving the rubbish behind so if the share price touches 32p I will be very happy to take it and move on.

Until recently I was a subscriber to the IC and if I was ever lucky enough to hold a share tipped by ST, I would sell knowing that nine times out of ten I could buy it back again inside two monthsat or near my original purchase price.

However I'm a bit more circumspect about this one as it had already been rising and today there was what appeared to be a 400k buy at 28p. How about you Tilts, are you going to hold your recent purchase or flip it?

I think this is week 7 after the latest auctions so LSR should have completed on all of the sales by now. Perhaps the increased activity in the share price is because we are going to get an IMS.

Also, as gfrae notes, interest costs will halve this year which should see the company comfortably in profit and being a REIT it will have to pay a dividend.

Everything seems in place here and there is masses of ever growing value to be unlocked and there has been for a number of years.

Other than management who simply cannot be trusted and lack any credibility of acting in the best interests of the shareholders.

The share price tells you everything you need to know about them. One wonders how they sleep at night ?

I can't be bothered to look up their net debt but cost of it will have reduced from 2.5% to 2.25% thanks to that silly Carney.
Near me (South East) 2 small off high street shops sold post Brexit,one dry cleaner one dress shop at yield just under 7%.

Somebody bought 250k, which prompted me to add a few more. The balance of the trades are mine.

There are still sellers around of these small propco's, and I'm happy to pick stock up at these levels.

If there is a seller, then also a buyer....seems to be quite reasonable volume suggesting their may yet be life in what has turned into a bit of a dog recently...

I'm trying to get a rough calculation of management costs.

I note the mgmt co.Internos get a bonus fee of 20% of any recurring operating profit above a certain pre-agreed target level of same.Can anyone tell me what is that pre-agreed target level of operating profit ?

Any help much appreciated...

Beyond that i think they will take an annual fee of £0.9m plus 5.7% of total distributions to shareholders above 36.1p.I don't think any cash has been dished out to shareholders since the agreement was made in July 2013,in which case we get all the first 36.1p in the event of the portfolio.Does that sound right?
