12/4/2013 12:47 | Wierd! I sold most of my holding recently exactly because it was clear the GBP NAV would suffer as JPY weakened and the improvement in real estate prices would take time to come through. Shows what I know... | monty9
12/4/2013 11:48 | Good write up Moneyweek. | jcxjr100
04/2/2013 07:37 | No hedging I believe other than the natural debt hedge on half of it, so NAV is impacted. | topvest
03/2/2013 22:07 | Is there any currency hedge used here? If not nav and dividend in gbp should be impacted? | yieldsearch
03/2/2013 17:34 | Doing well here, although looks like the weakening of the Yen is having a fairly significant impact on the £ NAV for the time being. | topvest
16/11/2012 09:03 | The last (positive) occupancy update stated the property market was improving and that prices were rising in the larger cities. Slightly surprising given the direction of the rest of the economy but real estate has been pretty much in decline since about 1992! | monty9
16/11/2012 08:26 | Wonder if the Nikkei buoyancy will spill over onto the property market! | mangal
23/10/2012 07:31 | I think it's to do with the RNS of the 17th Oct. | philo124

22/10/2012 13:55 | Oh thanks Jimcar. Don't suppose you have a link to it? Presume it was a positive write up anyway. | ryandj2222

18/8/2011 09:07 | Not sure what medication you are taking! Very good results and dividend fully covered. Looks very encouraging given - 25 year low historical Japanese valuations and 95% occupancy. Minimum 3p dividend for the full year, by the looks of things. | topvest
18/8/2011 07:36 | woof woof! and its a good job dog's fleas can't talk bears however do have a voice grrrrrrrrrrrr | ydderf

16/3/2011 11:39 | EARTHQUAKE : Well good for the board - they DID put an RNS on March 14th - and, by the look of it, none of their properties has been seriously damaged. So that's good news. Here's the full text:- 14 March 2011 JAPAN RESIDENTIAL INVESTMENT COMPANY LIMITED (the "Company") Notice Concerning Earthquake in Japan Japan Residential Investment Company Limited is an authorised closed-ended investment company incorporated in Guernsey and established to make and hold investments in residential property in Japan. The Company, its subsidiaries and entities in which it has a beneficial interest are referred to collectively as "the Fund". A major earthquake occurred in the Tohoku region (the "Earthquake") in the north east of the island of Honshu, Japan at approximately 2:46 pm on 11 March 2011 (Japan Standard Time). The Company would like to extend its condolences to all the victims of the Earthquake. Following the Earthquake, property management companies have conducted inspections of all Fund properties. Based on these reports, it appears there has been no serious damage to Fund properties as a result of the Earthquake. In the event of any occurrence of damage that has a material impact on Fund operations, an announcement will be made." Meanwhile JRIC has gone ex div today | sandbank
14/3/2011 21:06 | Those first two apparently buy trades this morning were huge (institution?)-sized transactions. Anyone know what's happening there? | asmagliocco
14/3/2011 20:33 | Yes, looks like we both bought at a rather unfortunate time. More importantly though, it's a terrible situation for Japan and those involved. On the financials, I was amazed that Japan's residential market is down 70% from the peak 25 years ago. This doesn't bode well for the UK housing market imo, if the no 2 economy can languish with residential prices this low for so long. Anyway, they are likely at the bottom or close to and the yield in the meantime here is very good. | topvest
13/3/2011 11:27 | TOPVEST: Of course - typical for me - there's an earthquake, a tsunami and a nuclear leak the moment I've pressed the damn buy button :-( Seriously though I think the company would be well advised to put out an RNS pronto - so's we know whether their investments are still standing. | sandbank |
