i am looking to invest in some sort of AIM listed Indian Property Fund - after doing a bit of searching it seems these are the options and the amount of money they have to spend- I wondered if anyone had any insight into which are the better ones to go for?:

Realtors LSE hopes may come a cropper

While hardening interest rates and sky-high valuations have stoked concerns of a cool off in property prices, there is more bad news in store for real estate companies looking to raise money abroad - more specifically on the Alternative Investment Market (AIM) of the London Stock Exchange (LSE).

Till a couple of months ago, Indian property developers looking for capital were rushing to AIM, as foreign investors, eager for a piece of the action in the sector, were generously opening up their wallets.

But with most issues related to the sector delivering negative to meagre returns, investor enthusiasm has waned. They are willing to fund issues, but are driving a hard bargain. Hirco, a real estate fund backed by Hiranandani Constructions; Ishaan Real Estate, a fund focused on K Raheja Corp Projects; and Unitech Corporate Park, a real estate fund promoted Unitech, have been logging negative returns on the sub-market of LSE.

Other India focused real estate funds - Eredence Capital and Trinity Capital - could only offer meagre returns of 0.88% and 1.33%, respectively.However, companies like West Pioneer Properties and India Hospitality, which are focusing on niche sectors like retail spaces and hotel industry, have managed to yield returns at 12.50% and 13.33%, respectively.

Investment bankers in the London financial market said the 138 million pounds raised by Dev Property Development, a fund set up to invest in property development projects backed by Indiabulls Real Estate, was around 40% lower than what the company was initially hoping to raise. However, Gagan Banga, director, Indiabulls, said: We never said that Dev Properties will mobilise a specific amount. Dev Properties went public as per the valuations given by the property consultant Knight Frank.

If you are sitting on losses of 15%-20% on your recent investments in a sector you are unlikely to be eager to buy into another company from the same sector, said an investment banker .Foreign investors (the British, in particular) get touchy when it comes to rising interest rates, change in policies and market volatility, said another real estate analyst.

Currently, AIM is facing criticism from various circles due to its flexible listing norms, which makes it easier for companies to raise money. At least more Indian companies seem to be finding AIM attractive. In 2006, Indian companies raised around $2.9 billion from AIM, compared with $1.7 billion on the Nasdaq and $1 billion on the NYSE.

John Thain, chief executive of NYSE, publicly lashed out at AIM on its lax regulatory requirements. Speaking at the World Economic Forum in Davos, Switzerland, Mr Thain said, AIM did not have any standards at all and anyone could list. Although he believed it was beginning to change its approach, he said London had to be careful not to damage its reputation by allowing in companies that are not well run.

A recent Deutsche Bank review on Indian economy affirmed 'overheating' in the real estate sector. The real estate sector has attracted a significant proportion of speculative investment, especially in residential property where yields are now well below the cost of borrowing, the report said.

The impact of RBI's sector-specific efforts to slow down real estate growth should have a relatively limited impact on the overall market, and would show results only in the long run, the report added. Three-tier Indian cities like Gurgaon, Mysore, Ludhiana, Vadodara, Nasik, Kochi and Lucknow are also witnessing frenzied real estate activities. This has jacked up real estate prices in these new 'hot-spots'. But at the national level, real estate prices are still moderate and justifiable,'' said Anuj Puri, managing director, Trammell Crow Meghraj Consultants.

Flash - I meant all/any opinions. Just wondered if anyone else was, or is, thinking of taking a position in ISH. Looks solid to me, and have a good friend involved in Indian real estate, and he speaks highly of the company behind this. Just wondered if anyone else has a take on this stock etc...

Never really looked too closely at TRC, but will do so.

Thanks for that serratia. Been intending to invest in the Indian real estate scene for a while but still undecided between this and TRC. TRC I must admit in my mind has a slight preference but I am away tomorrow until Friday and may re-evaluate when I return. Anyone with any views between the two in the meantime would be most interesting and welcome.

Merryn on Money in the money section :-

"Buying individual properties in India is probably too risky but,given the speed of economic growth,I am thinking about putting a small amount into one of the Indian property funds listed on AIM:Ishaan Real Estate seems as good as any."

Anybody else holding this? I have a fairly large position, and wondered if anyone else had any thoughts on it?

All the big players seemed to buy in on it, but then took their money almost immediately after flotation.

Any opinions?
