The ex-dividend date will be 1 February 2012." If you BUY @ 33.0p (currently on offer @ 32.967p online) you do so at a 10.66% yield and on a 41% EPRA NAV discount. 25/1/2012 19:57 | Obviously, I'm tempted by the discount to NAV here and the impossibly high yield. But the divi has to come out of cashflow - and that requires £12m a year on the 0.88p per quarter. From a brief glance at the interims, it seems net income would amount to around £3.32m per year - enough to pay a quarter of the dividend if the properties don't require any serious investment, there are no problems with tenants etc? Can anyone shed any further light n this? I'm not a property expert at all and I hope I'm wrong as I already bought £7k at 37p, but I can't for the life of me see how this is covered on an ongoing basis??? | boystown | |
