Don't post much guys but very interesting reading, Thanks.

As an after thought ive been trying to buy further stock yesterday and today and NT everytime from 10K to 100 £, even tried direct to the market through the broker but they keep coming back with no availability...Yet o trades are still going through the system..Even limit orders ive set from 57-59 are not being filled...Madness and yes I can sell 10k above the ask...GL

Many thanks for taking the time to write up your notes.

Is it fair to say that after this years meeting the Directors gave ample time and effort to 'mingle' after?

I was quite disappointed last year that all the Directors rushed off straight after the AGM for another meeting, leaving us all in limbo. A very poor effort IMO. (and in hindsight obviously done for a reason, so some trust lost there imo)

Sorry, I cannot add much on green belt swaps; as someone who does not live in the green belt it is not something that I have encountered before but it was mentioned in the context of Wilton Park and my sense was they would surrender a piece of unbuilt land in Wilton Park to the Green belt and build on an adjacent bit of land which is currently in the green belt.
As a result of all of these questions I am going to email them suggesting they do what they did a couple of years back and video their presentation and put it in the website.

A good question on what self delivery actually means
Below as a reminder is what was said in the Chairman's Statement in the AR.
Gary Skinner gave the presentation and we were told that in Q1 17 he would go on the main board which emphasizes the importance they put on it. If I had my time again I would have grabbed him after the meeting. They referred to working with sub contractors and I cannot see how it can be economic for them to have a team of electricians etcet on their payroll.



The appointment of Gary Skinner as Managing Director of Inland Limited, our main operating subsidiary, in February 2016 has added additional expertise to the management team and was an important step in our strategic decision to develop our in-house capability to "self-deliver" our homes, rather than engaging external main contractors on our schemes. This will enable the Group to have greater control and more certainty over delivery, as well as allowing our homes to be built more competitively. Gary was previously Director of Operations at Wilmott Dixon, a major contractor, where he was responsible for the delivery of over 800 homes per annum, and his impact at Inland is already delivering tangible benefits to the business.

Cerrito's report is correct. They expect to spend up to two years negotiating with the planning authorities for the best outcome for Wilton Park.

Shanklin "to whom they could sell part of the site?" Cerrito from Inland AGM "the site would be kept intact"

Green belt swaps - I take that to mean that Inland reckon they could provide more dwellings if they use some of the green belt land and would give up some of the site to compensate for the loss of green belt land.

Please could you provide a bit more commentary on this? For example, if the planning application is submitted in Jan/Feb 17, what are the barriers to building work starting, whether by INL or 3rd parties to whom they could sell part of the site? Also what has green belt swaps got to do with Wilton Park.

My thanks also Cerrito, certainly the move to 'Self delivery' is the only risk I see. Anecdotally demand for quality family housing in my area is still very strong (Hampshire).

Cerrito...An excellent report and very appreciated by me as I am usually there.

Could you explain what the company means by 'Self delivery' in terms of an Inland workforce ? I am assuming they mean NOT using outside contractors to build the houses/blocks ? Does this mean they will now have a direct labour force of skilled workers and not just the 12 people in the HQ or are they going to manage the build process using individual contractors rather than a small housebuilder and sharing profits?

puku - Mar City - I have a Crest a/c so my name is on a company's share register. I received a Report and Accounts to end June 2015. Their website is www.marcityhomes.com

I think that we will have to be patient, but the Mar City shares will be worth something eventually.
