From the last results with explanation.....

Net assets attributable to shareholders of the Company at 31 December 2015 were £107.1 million (2014*: £64.7 million) equating to 53.1 pence (2014*: 32.0 pence) per share. As signalled in our 2015 Annual Report and Accounts, the Board has decided to adopt the performance measures of the European Public Real Estate Association ('EPRA'), in common with most UK listed companies active in the real estate market. The EPRA net asset value reflects the unrealised value within projects, created by the increasing value of our land bank as we go through the different stages involved with the planning process.



The EPRA net asset value of 84.4 pence per share of the Group has been determined as follows:

At a share price of 70.25p, Stockopdia shows P/TBV=1.32--> NAV/share of 53.2p.

As regularly mentioned on this thread, this is a significant understatement of the true NAV.

ADVFN has NAV PS at 43.92. Stockopedia has it at 24.98.

The company's current assets are £153.7m.
The total liabilities are £103.3m.
The shares outstanding are 201,778,716.

Which gives NAV of 24.98.

Am I missing something here? Share price of 70p looks overvalued whichever one is correct.

Inland not only generates a profit from selling consented land but also has its own housebuilding operation. On top of this, it is also generating a useful income stream from renting out sites that it owns. Given the considerable discount in the share price to net asset value, at 67p the shares remain attractive. Buy.

Was there an IC buy recommendation @ 67p on 15th June? I am not a subscriber.My own view is that as time goes by and further sites are consented, the net asset value must inevitably increase - with gains being realised from time to time, per the recent announcement. Although as a long term holder, I would say that;)If negotiating the planning process were that easy, everyone would be doing it, so the last RNS is just another example of the skill of the management team.Cheers.Phil

Forward sales of £28.1m compares with the following from the HY report on 21-Mar-16:



"Construction is underway on 208 units across seven projects in the South East of England. Construction on a further 111 plots is expected to commence shortly and forward sales of residential homes currently amount to £20.9 million.
