20/6/2016 12:04 | From the last results with explanation..... Net assets attributable to shareholders of the Company at 31 December 2015 were £107.1 million (2014*: £64.7 million) equating to 53.1 pence (2014*: 32.0 pence) per share. As signalled in our 2015 Annual Report and Accounts, the Board has decided to adopt the performance measures of the European Public Real Estate Association ('EPRA'), in common with most UK listed companies active in the real estate market. The EPRA net asset value reflects the unrealised value within projects, created by the increasing value of our land bank as we go through the different stages involved with the planning process. The EPRA net asset value of 84.4 pence per share of the Group has been determined as follows: Net asset value (NAV) 107,066,000 53.06p Unrealised value within projects 63,200,000 31.32p EPRA net asset value 170,266,000 84.38p Deferred tax at 19% on unrealised value within projects (12,008,000) (5.95)p Adjusted net asset value 158,258,000 78.43p | davidosh
20/6/2016 08:19 | Look at their latest results to see the EPRA nav - think it's around 85p | trigger16
20/6/2016 07:38 | At a share price of 70.25p, Stockopdia shows P/TBV=1.32--> NAV/share of 53.2p. As regularly mentioned on this thread, this is a significant understatement of the true NAV. | shanklin
19/6/2016 21:00 | ADVFN has NAV PS at 43.92. Stockopedia has it at 24.98. The company's current assets are £153.7m. The total liabilities are £103.3m. The shares outstanding are 201,778,716. Which gives NAV of 24.98. Am I missing something here? Share price of 70p looks overvalued whichever one is correct. Dan | danpollard
19/6/2016 17:30 | Standish - many thanks. | p1966
19/6/2016 17:25 | Inland not only generates a profit from selling consented land but also has its own housebuilding operation. On top of this, it is also generating a useful income stream from renting out sites that it owns. Given the considerable discount in the share price to net asset value, at 67p the shares remain attractive. Buy. Investors Chronicle comment on 15 June | standish11
19/6/2016 16:38 | Was there an IC buy recommendation @ 67p on 15th June? I am not a subscriber. My own view is that as time goes by and further sites are consented, the net asset value must inevitably increase - with gains being realised from time to time, per the recent announcement. Although as a long term holder, I would say that;)If negotiating the planning process were that easy, everyone would be doing it, so the last RNS is just another example of the skill of the management team.Cheers.Phil | p1966
15/6/2016 07:40 | Desperate goal line clearance. Be good to go on the attack now and keep the good news flowing rather than wait for a bit of a beating. | sparkyhd
15/6/2016 07:29 | That's more like it! Brilliantly worded RNS with great news. Will hopefully stem the decline in the price. | igbertsponk
15/6/2016 07:25 | Even more pertinent imo is the forward sales figure of £355k on average v £325k as at Dec last That'll be ours in time to come | joe say
15/6/2016 07:18 | More superb deals by this superbly run company. One day the market may wake up to this fact. | bahiflyer
15/6/2016 07:12 | Forward sales of £28.1m compares with the following from the HY report on 21-Mar-16: "Construction is underway on 208 units across seven projects in the South East of England. Construction on a further 111 plots is expected to commence shortly and forward sales of residential homes currently amount to £20.9 million. | shanklin
13/6/2016 15:34 | At 68p this may go lower yet but it's v cheap. Will we get to 60p? Probably | dt1010
13/6/2016 15:18 | can't wait to get June 23rd out of the way...then stocks like this should recover nicely. IMHO. | mfhmfh
13/6/2016 14:56 | Thanks mfh | source |
