As cost overruns are quoted I expect they quoted Inl a price and then got squeezed by higher subbies costs.

Looks as if Vantage are a contractor who employ the subbies. Sensible of INL to stop paying them if they're in trouble and engage the subbies direct. Otherwise you end up paying twice for the same work.

Don't think INL are just about brownfield - they're dealmakers and good at planning. Happy for them to look at anything in the property sphere that they can work their magic on.

Locally to me in the NW, there is a lot of green areas being built upon. In particular places that have been trying for some time for planning.

The Little Chalfont development is hardly the usual Inland brownfield site. Is this a one off or does it mark a change of strategy?

The local plan does not show a choice of places to build - all of those highlighted are ones they want to allocate to build on.
Main problem for INL is that they're going for planning before the local plan has been adopted.

I've also just looked at the Little Chalfont plan on page 32 - According to the OS map for the area, the larger suggested site to the south of the railway is mostly ocupied by the golf club. I would think that attempts to build on this would create more opposition than the Inland Homes site.
The Roman villa site looks to be some 500 metres from the Inland site so possibly not a problem?

I am surprised that Inland are trying to get planning permission for the field in Little Chalfont. I know the area well. The northern perimeter is part of a very popular walk along the Chess Valley. Also beside the "Inland Field" is the site of a Roman Villa. So, I would expect the locals to put up a big fight to stop this development.

The other areas highlighted on the Page 32 plan look much better bets in my view.

The site is only about two miles from the IH office so they should be very familiar with the local situation and 'politics'.

I see that Inland's funding partners appear in the Panama Papers:

Those investors who pay tax will be amused to find out that Nick Candy has children called Cayman and Monaco. Nice to think that Inland is putting business their way.
