|Small cap strength is helping, fat discount to NAV supportive.
HLCL is far from all about London, they also have a strong regional portfolio.|

|IC have Derwent as a buy tip of the week today, they say:-
"... while many investors are wary of real estate at the moment, it might be unwise to tar the whole sector with the same brush or be too pessimistic. Derwent London releases its full-year figures for the year to December 2016 on 28 February, and judging by the upbeat tone of the third-quarter trading update, which revealed that new lettings are at an all-time high, full-year numbers could bring some reassurance."
I'd say we're in the same ball game although I think we are less reliant on London than Derwent.|

|Still no interest in this lot despite director buying and continuing decent news, Numis raised target 13 Jan to 468p and caused a tiny blip up but now drifting down again. General uncertainty over London property perhaps.|
|We are approx. £2 a share below NAV, given HB's longer term record and
quality of the BOD, this looks decent risk/reward IMV, unless a severe recession is around the corner.|

|I think they are much too cheap but i have been stopped out.|
|i have this on a 42% discount to nav, the widest in its sector.|
|the sales should help the ltv which has got a little extended.|

Prices fell by 1.1 per cent in the first quarter and then by another 0.9 per cent in the second quarter. JLL said price falls over the past year have hit high-value properties particularly hard - but large, single-floor flats have performed better than houses or other types of apartment.
Neil Chegwidden, residential research director at JLL, said: "Given recent uncertainty it is unsurprising that prices have weakened again during the second quarter."
The research from JLL follows on from similar data released by Knight Frank researchers, who found that prime central London house prices fell by 1.5 per cent year-on-year in July.
