Well it looks to me as if progress is slow and sure. Although the recent acquisition looks ok, I'm never too sure when people are involved in both sides i.e purchase and sale.

Decent directors on board. Will consider increasing my small holding soon.

The Relative Strength Indicator is at its lowest for well over a year. A bounce into new high ground may be imminent IMHO.

It is extremely significant. We had a long period when Perloff sniffed around the company and little happened until he sold out and a South Wales property man took over in the first quarter of this year. Soon after that the main asset, Hawtin Park where we had waited for years for news of planning permission, was sold. Action is now taking place, but what is really of interest is that the new management are now setting out their intentions:

"Hawtin's strategy is to become a substantial property company" and this deal "is a first, important step towards this objective" and "establishes the Company on its path to becoming a significant player in the quoted property sector".

So far today no shares have been traded!

Just maybe the long-term institutional investors are getting ready to launch a full bid for the company. Because this way they can get it on the cheap before it has completed its full turnaround story.

Well, well, well. For those of you who blinked and missed it Hawtin announced after today's close that Hawtin Park has been sold for £225k above book value.

What does that mean for us as shareholders?

a) NAV. Tangible assets at 30/6/05 were £11.819m. Assume that running income (mainly rental) continues to just covering running costs so no effect on asset base. Add the profit gives £12.044m. Divide by 71,728,687 shares gives 16.8p/share.

b) How does this change the company? It is now much more of a cash shell. In addition to Hawtin Park, the premises at Treforest, Bordeaux and Bridgend have been sold. That just leaves the Portsmouth and Bodmin sites plus Beechwood House (the head office) "and a small 10 acre plot in Richmond, USA".

c) Intangibles. There are none on the balance sheet but anyone looking at the company as a cash shell could put a value on:

(i) The AIM quote
(ii) Capital tax losses from the disaster that was the operating companies. These could be set against future capital gains.

So....give me 18 to 20p and I'll be off and put the rest down to experience.

On relfection perhaps options 1 and 2 are the same thing......(but more likely 2 or Dovey would have bought the lot!)
