24/4/2013 11:01 | Pub companies extract two rents from the landlord, dry rent for the property and wet rent through the sale for tied beers. In the event of a loss of the wet rent I suspect the landlord would then try to extract an increased dry rent. There's approaching 1000 Microbreweries in the UK, up from about 250 in the 1980's and not showing any signs of slowing down. These pay a lower duty to the exchequer and a growing number of the larger companies are picking up unwanted retail or commercial premises and converting them to pubs. My nearest local is owned by enterprise inns - it has gone from being a successful S&N managed pub to being currently boarded up. Since Enterprise inns took over it has had 4 landlords - all failed. A nearby Hungry Horse seems to be doing ok. | spacecake | |

It depends how much meddling they do with beer pricing but it's hard to see how a Government body can sit down and decide who should charge what to whom. The beer market works on 'discount for volume' whereby the large pubco's can extract huge discounts from the brewers by committing to take X hundred thousand barrels a year, but a pub selling just 2 barrels a week can't expect to negotiate the same, so the pubco pockets the difference between the two. The more beer a pub sells, the higher discount it can negotiate from its pubco. It is said that Vince would like to do away with the 'tie' altogether. GNK and Marstons brew their own beers so, theoretically, if a publican decided he would rather offer his customers something else, you could end up going into a GNK pub but not able to buy Greene King beers! If that happens, I shall be driving to my nearest BP station and demanding Shell, and I shall expect Vince to sort it out if I can't get it! | jeffian | |
