Yum - the fact is it fell another 20p after I wrote, and don't ask me why 'cos I don't know. And the price has just fallen through the 200 day moving average. Just an observation.

A little confused here, LFL up, +28 retail sites but profits expected same or slightly better. Is that to do with 82 non-core sales ?

"The retail margin remains strong and we expect the full year to be in line to slightly ahead of last year. "

I presume they're talking about overall profit and not margins.

I think you need to get these things in perspective. Look at the graph at the top of the page. We're near a high since the 2008 crash; we've had a good run up to the results; the market is down today. 3% down today but 9% up the previous week!

Share price dropped over 3% after 'good ' report - If pre-result price reflects the news (up trend) then why the drop. I anticipated an easy jet / Thomas cool style price rise but didn't happen anyone got any ideas?

PERFORMANCE HIGHLIGHTS
· Retail like-for-like sales up 3.5%; Retail margin increased ten basis points to 20.5%.

· Average EBITDA per pub up 5.2% in Pub Partners; core like-for-like EBITDA up 1.7%.

· Brewing & Brands core own-brewed volume up 1.7%.

· Strong cash flow; earnings & dividend growth.

· Further improvement in ROCE, up ten basis points since the year-end to 9.0%.

· Current trading strong; Retail like-for-like sales up 3.5% after 30 weeks.

STRATEGIC PROGRESS
· Strong growth from key sales categories; food now 41% of Retail sales.

· 1,008 Retail sites with 22 added; targeting further 90 sites over next 18 months.

· 59 disposals in Pub Partners; trading estate now 1,218 sites, down 28% from peak.

· Further balance sheet strengthening; net debt to EBITDA has fallen to 4.6x.

No, which is one of the reasons this share is the largest part of my portfolio by a long way. What comments are necessary? It's a good company with good management, paying a fair dividend and doing all the right things. I'll just keep quiet, relax and continue to increase my holding.

Pub companies extract two rents from the landlord, dry rent for the property and wet rent through the sale for tied beers.

In the event of a loss of the wet rent I suspect the landlord would then try to extract an increased dry rent.

There's approaching 1000 Microbreweries in the UK, up from about 250 in the 1980's and not showing any signs of slowing down. These pay a lower duty to the exchequer and a growing number of the larger companies are picking up unwanted retail or commercial premises and converting them to pubs.

My nearest local is owned by enterprise inns - it has gone from being a successful S&N managed pub to being currently boarded up. Since Enterprise inns took over it has had 4 landlords - all failed.

A nearby Hungry Horse seems to be doing ok.

Well we just don't know yet. It depends how much meddling they do with beer pricing but it's hard to see how a Government body can sit down and decide who should charge what to whom. The beer market works on 'discount for volume' whereby the large pubco's can extract huge discounts from the brewers by committing to take X hundred thousand barrels a year, but a pub selling just 2 barrels a week can't expect to negotiate the same, so the pubco pockets the difference between the two. The more beer a pub sells, the higher discount it can negotiate from its pubco.

It is said that Vince would like to do away with the 'tie' altogether. GNK and Marstons brew their own beers so, theoretically, if a publican decided he would rather offer his customers something else, you could end up going into a GNK pub but not able to buy Greene King beers! If that happens, I shall be driving to my nearest BP station and demanding Shell, and I shall expect Vince to sort it out if I can't get it!

Much ado about nothing then ?!

I'm a CAMRA supporter and I loathe pubs that don't do real ale, although GNK has bloody good beers so it doesn't qualify in that respect and if memory serves me they also do a guest ale.
