Why buy these or CIC or any of them?

Isn't the truth that the only motive is a return to credit inflation?

I move between physical property and shares, but every propco is flawed. In In CIC's case the directors take 20% of any uplift in assets as a bonus.

Mckays case, there is a huge derivative liability callable, unusually, by the counterparty. The point is that the incalculable effects of this make it a significant variable - you are buying into a roulette game as well as a propco.

In many of the heavily geared propcos. DDE for example, the main activity of the businesses is fee generation for insiders and connectees.

Even Gagfah slashed its divi in half last month - not one analyst predicted it, and not one shareholder would have requested it - it(was) an income share stupid! Only insiders gain.

There dosn't seem to be a vanilla propco anywhere - anywone care to contradict?

Skyship and other usual suspects?

"We had previously largely provided against Develica Asia Pacific, in which we invested US$3.75 million in August 2007. We have now written it down completely."

The foregoing is extracted from a year-end report issued by Shore Capital.

Perhaps now is the time to jump DDE.

atholl - thanks very much for pointing me in the direction of TRV. I've only had a preliminary look, but like the positive balance sheet, the relatively high leverage which will assist in future share price growth and the share price discount to NAV. I'll undertake some detailed research at the weekend and post my thoughts on the TRV board, so as not to be O/T on this one.

Puzzler2 - Have a look at TRV - The Montpelier Fund have a large holding & their fund performance since 1995 has been exceptional.

Hi guys. Ive held a small amount here for a while, not felt the need to post for some time as there has been nothing to say or anyone to talk to!! However as we have some reasond depate about other shares (something Im always happy to hear so long as its not ridiculous ramping) Ill throw a tiddler into the hat for you. Have a look at JSJS. Its not a property share so you may not be interested, they specialise in home automation devices. The chart looks awful but there has been a seller who I think is now clear. The future prospects could be very good but there is a lack of news available. What we do know is they have a $2.3m contract with Siemens starting in June and have just had an investor fund them 300k at 50% above the current price. It does seem a little illiquid though, over 200m shares in issue but there does not appear a massive amount in free float. Worth a look imho.

Atholl - thanks for your compliment, but my "luck" comes from spending hours reading BBs over the last year and a half, finding out what others are in and then doing my own research before investing. I've dismissed many shares and seem to have settled comfortably into property stocks for now. I was lucky enough to be between jobs for the first half of 2009, when most of the opportunities became apparent. I've made money out of WKP, CAL, TW, BDEV and IERE, but I'm not in any of them at the moment. I've also made money out of QED and I'm now back in for my third time, wondering when the bottom will be found and if this share can move on. My biggest and most successful holding is MNR, where I have 435,000 that I bought at an average of 19p about a year ago - I'm really pleased with where this has gone. I'm also in INL and MERE, where there is an opportunity for gain (suggest you read their BBs). My real crusade, though, is to find the next MNR and I wonder whether DDE might just be it? I've invested £20K for now, but plan to take this to perhaps £100K if sentiment and the fundamentals turn. The trick will be to buy big before it really takes off. I really value the exchange of info. on these BBs and refuse to involve myself in the bickering that is so often prevalent. Good luck with your own investments and please do share ideas of what you think is interesting, as I and others do.

AAAIinvestment - perhaps my "no-one wants" statement was overdone. I completely agree with all your comments. I'm still in MNR from 19p, so I've made a great profit there and I identified DDE as a similar opportunity some months ago, having first bought then. I am also looking to top up on weakness.

Puzzler2 - "no-one wants" - you are wrong, I have bought over 200000 this week and will be adding on more weakness.

This has all the making of a total loss (unlikely IMO) if the banks pull the plug, or a multi-bagger has soon as deals are done tosecure the future.

Just take a look at what has happen to the bombed out UK property companies, e.g. Minerva up from 7p to £1.20 and there are lots of other examples.

I have the patience to wait along with the directors, I love it when directors buy because it gives assurance that there is unlikely to be a rights issue IMO.

I've been trying to top up and can buy only in tranches of 15,000 via Selftrade - very small quantities for a defunct stock that no-one wants. My hunch is that NAV has increased quite substantially and with the high debt leverage, there should be some good gains with a positive announcement on re-financing.

no news that i can find. the price has been falling, it picked up sharply after the directors bought more shares and has slowly trickled down and has now fallen to a very low price. there are loads of trades,,some of them for £3,,,the highest price of a trade is £30 with 100,000 shares, ,,,im showing my lack of knowledge here buy saying i dont understand who would buy such a little amount of shares.

Agree with Shawzie the success of this company hinges on its ability to re-finance in 2011, the closer we get to that date with no positive news the more this uncertainity will be priced into shares.
