15/10/2014 15:58 | Horndean - I have quite a bit of sympathy with your analysis. There are a few bull points: 1. Major shareholders could do their job and sack the under-performers. Low probability. 2. Activist investor comes onboard and does above. 3. Takeover. 4. The NAV gap closes because it has in the past. Once investors get over their misguided assumption that interest rates are going up soon then this becomes more attractive. All your valid points were true when the gap closed earlier this year. In other words I disagree with your "I wouldn't expect the discount to narrow" statement as recent history shows it can do just that. 5. UK property has lost none of its safe have allure with the kicker this time that the UK economy is one of the stronger ones. I did buy some at 210, I'm not buying now, may as well wait for results for one, and the market to shakedown some more two. With current management this is not a long term hold. | hpcg | |

15/10/2014 15:19 | From your earlier post, I was talking about CF Yield, not FCF which of course is as distorted as subjective. Yes, the ROE at 6% isn't at the top of the list when compared to similar sized industry candidates. ROE is, of course, fundamental for my investment criteria but is equally the rear view mirror. No one has bothered to explore the reason why the historic ROE has been so low and so far no one has considered the probability and possibility that the ROE cannot remain so low due to debt restructure and increased cash. The project pipe line is at record levels. How can this not possibly translate into an enhanced performance on operations? The last finals reported some 800% growth in operating profit and EPS?? There was at least 200p/s in net current assets back in Feb. Inventory has grown 4%, 10% and 13% over the last three years... The 6% ROE can't stay that low when the pipeline of deliverables unfold. The net income start line started at record levels. This was the highest in history - so, to compare the future performance including ROE against the past is indeed a non-starter The float is narrowing so liquidity is tight so I can only conclude that someone needs stock. At this testing time I will take faith my performance thus far, the fact that I have visited the sites, spoken to management and content that this is a 400p+ stock in years to come. I will probably stop posting for a short while now because clearly the price isn't representative of the business and it is frustrating. | citymohawk |
