meict/davidosh - a few years ago when I owned shares in Urbium I went around and visited a few of their venues as you are proposing now.

Can remember being a bit shocked that a 275ml bottle of Becks was £3.80 in Tiger Tiger and that was 5 years or so ago...a money machine when the place had a crowd in it.

Alas I don't live in London though pop down for the day 2-3 times a year and meet up with old friends etc.

I'll try the Square Pig though the next time I'm down as I know Holborn a bit.

Sadly no, but my bet is Liverpool will struggle at home to Bolton today after Wolves in the week and Owen Coyle seems to be a motivator. Bolton have taken our Jack Wiltshere on loan too - dunno if he'll play today but he's special and English.

Pub sector going to get bought up over the coming months imo - punters will be in well in advance.

That's a great idea!


I was thinking of going down to East Dulwich to have a look at The Bishop and to see if The Uplands is trading and then to Peckham Rye to see the progress at The Wishing Well.


Another group is the Alexandra and Belle Vue at Clapham Common,a number 37 will then take me to the Florence.


I'll be eating at Colliers Wood this evening and a walk to Tooting Broadway and up Garrett Lane to The Puzzle may do me some good. The only bad part is peering into J. J. Moon's opposite Tooting Broadway station.


The only port of call not on this lot is The Merchant but if I get a train to Clapham Junction, I can walk there and then get the 37 to Clapham Common.


Eight pubs in a weekend may be too much even for a non drinker but I'll try.

No problem Meict you will certainly enjoy the meal.

Thinking aloud why not pick a group of CPUB taverns in say Dulwich or Clapham or further afield and set a time for meeting up so that four or five of us can join together in an assessment/investor group/social one weekend ?

How many here live in the London area and would want to join us ? I would be bringing two others who are keen.

Thank you very much, davidosh, for the information/invitation. Alas, it'll be my 27th day (of 42) of my abstention on the third Monday of February but I can still eat.


Although I'm not drinking, I'll go this weekend to have a look at some of our pubs. It's not the same when you're not drinking but I'll get a feel for them. This, hopefully, will give me an idea of where I want to start and end - it's not much fun ending up in Teddington at midnight wondering how I'm going to get back to Crystal Palace.

Hi Meict,

No problem regarding a meet up as I am already on the case and hoping to shortly provide a date where management will be providing a presentation and lunch at one of the pubs. We also have regular dinners on the third Monday of each month just up the road from you in Beckenham....Some decent boozers there too. Here is a link to the last one two weeks ago...



I may at some stage invite the directors along to one of those too but naturally it will be useful to have a site visit first ...lol

There are a number of guys from Crystal Palace and Dulwich who attend our dinners and you will find them very friendly events.

There was a nice article in the evening standard yesterday regarding the Pub sector and I think CPUB has been overlooked. A shame really as it is the most undervalued play imo out of all the companies in the sector.



I disagree Jeff that there will be a rights issue here. Why dilute current shareholders when everything is running smoothly at the moment. The company will have bags of cash to spend after the world cup and yes it would be nice to get another pub on the books before the world cup trade kicks in but they will have the cash to buy one afterwards if they want to, maybe even buy two pubs.

We cant be too greedy here and it would be bad management to let the wheels fall off here taking on more debt to expand when we are still just coming out of a recession.

Yep, agree re the capital expeniture bit Biggles, refers to refurbs imo.

Also as to selling pubs - surely it's the potential they think the pub has rather than what it actually trades at the moment. If you have squeezed as much as you can out of a pub it pays to sell that pub if you can find another that has greater potential for less imo.

Short term that costs a bit of profit but longer term it has to be the way the co progresses imo.

I took the reference to 'no significant planned capital expenditure' to mean that there were no planned refurbishments in the near future on properties they already own.

I assume any new one-off purchases would be dealt with as and when the properties came onto the market, thus could not be planned as such?

meict - it wouldn't surprise me to see the co. have a rights issue.

The finances only allow for small one off acquisitions and extra funds would be required if they wanted to buy a package of pubs from say Punch, ETI or the administrators of Pubs n Bars.

I see the pub sector keeps rising at the moment what with PUB and GNK on the rebound. However there was a sell recommendation for enterprise inns the other day based on their decision to sale and lease back the pubs but stocks like CPUB who keep onto their assets will fair better with property values rising again.

Seems a 20,000 buy @ 83p did not even make the MM's blink, so they must be happy to leave this at around this level for a while now.

As a customer, I always prefer to see a tenant behind the bar: someone who has an investment in his own business.

As a pub-owner, I'm sure I may well prefer to see a manager behind my bars. As long as they were able to bring in the trade.

I held MARS for a while - problem seems to be the tenants with all these pub co's. Whinging at the costs, often not up to the job.

That's where CPUB wins imo - their own managers in the pubs.

Yes meict, nicely broken out, no resistance till 95p.

this is my eighth day of abstention. At the earliest, my first day of imbibing will be Wednesday, the 3rd of March a fortnight before St Patrick's Day.

I think I would have lost the will to live after day 2!

Good luck with this one everyone, I held briefly, but sold out a few weeks ago as I needed the money elsewhere.

If you like pub companies (that pay very big dividends) have a look at Marstons and Green King (I hold shares in both of them), they are both FTSE 350 and they are not AIM quoted, so you can stick them in an ISA.

Well, 237gmoney you seem to get everywhere. Somewhat ubiquitous. Are you treating us all at The Wishing Well in a week or so? Don't worry! I've signed the Pledge for six weeks, this is my eighth day of abstention. At the earliest, my first day of imbibing will be Wednesday, the 3rd of March a fortnight before St Patrick's Day.


Regarding the Wishing Well the Interim Report had this to say:

'A freehold pub with 17 letting bedrooms located in Peckham Rye SE15 for a consideration of £880,000. This will be funded from existing reserves and a refurbishment will start in January 2010.'


It also had this to say about The Uplands:

'A free-of-tie, leasehold pub located in East Dulwich acquired for a premium of £50,000. The Company has the benefit of an option to purchase the freehold.'

But there is no mention of when this will reopen or if it is already trading. There is this photograph on the web:

but I don't know.


Whilst 2010 should be a good year for The Capital Pub Company there is at least one extra problem. VAT has already returned to its pre-panic 17.5% and I cannot not rule out a move to 20% in April.


Never mind April, the next date is 31 March and the year end. By then the price will have breached 100p and will be still heading upwards.

Onwards and upwards here. seems like we have now broken the 80p resistance level so the next threshold should be around 110p. 8083 shares bought at 83p? why such an odd number? It was a very busy night last night in the Alexander for a Tuesday night but then it was Aussie day. Any excuse to throw a party....

Should be heading towards a £1 in the next month and hopefully a trading update will give this the next leg up. 6 nations start in two weeks so business will pick up in feb with the new pub coming on board.

When is the new pub opening? or has it already opened? Has it got big screens, etc?
