Important to remember we are still in economically distressed circumstances that is being managed with QE and very low interest rates. At some point inflation will kick in when the velocity of circulation increases with all this liquidity swilling around. The extent to which interest rates will rise and choke off risk values will vary but as far as equities are concerned I think this is one of the best type of investmentin protecting from inflation looking ahead. Meanwhile bought from post 2009 levels you may have a good yield under your belt but at current 5%p.a (4 quarterly divis) its not to be sneezed at. I think this was as high as 1200p in last cycle(thats only from memory).Its also a REIT which means it pays out well to shareholders and advantageously held in ISA -so it has attracted long term investors and hence more stability. The company has main holdings in London where property values are high - its tenants are good including for the new Hereford development outside London.This company provides rental/ lease accomodation to the companies people need and regularly use.I prefer commercial property to housebuilders who depend more on sales.I have no opinion whether you should buy this now or later -its a good hold you should have bought before I am sure. Many people would like to know if 2008/09 was a one in a century phenomena or more likely as storms from climate change to occur more often and as yet we have insufficient track to be certain but you can be sure that whatever happens the type of businesses British Land accomodate are always going to be around.

Why is it a core hold?

Possibly the 5% yield backed by assets and relatively low risk at this level, coupled with eventual long term upside?

i don't own a lot of different shares miata, but, one that always seems to tank on XD day is RSA. Always recovers eventually though. Nice to see BLND falling LESS than dividend though. Solid company imo and one, like RSA, I never lose any sleep over.

That is unusual, stocks normally drop LESS than the net dividend. (The dividend is worth less than this amount except to basic rate taxpayers).
