All very interesting thanks for your research here. Some of Beale stores aren't freehold I know that as I have one near me in Southport, Interestingly its in a good position and probably one of the better stores but I reckon the rents are high. I obtained some pictures for AP a few years ago as he is also an investor in Elektron which I hold and have communicated with AP a number of times. He is a canny investor but more interested in property than understands other companies. He tends to buy into a company and invests into his pension scheme. He has also taken a hit in Albermarle & Bond recently the company looks close to administration.

Anyway I am certain he is in Beale for its properties rather than clued up on retailers. I'm not an investor here but interested to see how it pans out.

Just had a look and Panther paid 40p...ouch! I think they have 8 properties leased to Beale. Of the first 5, 1 had a one year rent free period and 4 had a 2 year rent free period until May 2013. So the first five are already paying £675k minimum rent per annum. I believe the remaining 3 start incurring rent in May 2014 and have a mutual break. Getting on for £10m of property with £675k minimum rent for the first five. Rough numbers. I get the feeling that the properties could be redeveloped if it all goes pear shaped as most are on high streets and at least a couple are next to M&S. Is it all a bit of an asset stripping plan if Beale can't make a go of it? Puts Panther at the board room table and ready to look after its own interests well. Anyway, it looks like Panther will eventually end of up with 8 properties for £9.5m less rents and plus interest paid. So, if Beale goes bust that's £9m of property for re-development plus a £2m write-off on the shares. Net net looks like £10-11m for the 8 properties..I would suspect that most can be re-let for significantly more, but we will have to see. Not that concerned from a Panther perspective, but Beale looks a dead loss as it's proposition is in structural decline and not particularly well run anyway. Might just be a future for their Bournemouth flagship store and that's about it, but no doubt Perloff is running his eyes over that as well.

I cannot see he bought at anything like the current price. Market cap is less than £2 million now but its the amount of debt the company has on its balance sheet. Does anyone know when the rent free period ends which could make a lot of difference to cash-flow?

Do we know how much Perloff paid for his 30%? I seem to remember on 012 Estates that he bought his holding significantly below current market prices at the time.

AP suffering quite a loss on his stake but he holds quite a lot of freeholds now which could make up for his losses. If the company does go belly up however he may be sitting on a number of freeholds and no rents for a while. Perhaps his strategy more long term in the hope that as the economy picks up his freeholds will be secure.

It's called structural decline. There isn't much of a market for middle range department stores any more. The share price says it all. The most interesting thing to me is just what Panther and Perloff are up to with their 30% holding. I'd be surprised if he gets caught with a write-down that exceeds the gain he will make on the property assets. He is a very astute fellow, so I suspect he has something up his sleeve. Beale have a lot of leases with Panther as well which are coming out of rent free periods. All very intriguing.

Don't get carried away I doubt it myself don't read too much in press. Complaints over duff sales and high st not as busy as they are making out.

Wait while mid January and wait and see how the big stores say on Christmas sales I suspect most are down.

It looks like they've had a good Crimbo... in line with most department stores.

At 30p this would still be trading at a 30% discount to NAV.

Ridiculously cheap at this price. Must re-rate to at least 35p soon!

Not my normal thing, retail, but this is trading at a discount of 80% to its NAV!
Don't see that often - and with Christmas looking its best in years for retailers, this is definitely worth a bet!

Sad to say but Beales should have gone years ago, there's one near to where I live, it has a very good cafe, but the shop is a bit reminiscent of - 1970's 'are you being served'. Amazed it's still surviving.

Not looking good for Beale imo its loss making and with retailers are cut throat at the moment. Postage going u, utilities going up, food inflation up, I am afraid to say the signs are there with the selling lately that Beale could be the next to put the for sale signs up on its entire business.

More are bound to go to the way after Christmas.

I am not holding a significant amount at the moment so you can read into that what you will – Risk/Reward is worthwhile at current levels but future prospects are highly dependent on Andrew Perloffs standpoint on the company.

Some of the competition roaring away if Bealle don't get their act together quickly then its administration imo.



The abysmal market cap of £2 million speaks volumes the market not convinced management the company can stop the rot.

Indeed, and the 19 week performance is worse than the 45 week performance, so improving signs from the turnaround strategy is not there.

It looks like it really is dying a slow death. The UK economic recovery can't come soon enough. Christmas may be a bloodbath and the tipping point.

Surprised the shares haven't drifted substantially lower since the update. Definitely not value IMO at this price.

Watching these out of interest as Andrew Perloff has a stake. Quite a grim statement actually Beale appear to be doing far worse than the retail sector in general.

I did have a conversation with William Tuffy last week and whist he was not too keen on me visiting the stores he did agree to the retail director contacting me and hopefully allowing a little influence on their online sales activity..

Interesting. Back I jUly the results stated that Keith would resign when a suitable replacement was found. A few months later, it seems a non exec on the board has agreed to take over Keith's role. I presume that they were unable to find any suitable external candidates... Or suitable external candidates didn't want the role!!!
